Thanks! I appreciate it. Just a disclaimer, the audio was actually a separate mic. I use DJI wireless mics and had a lav mic poking out the trunk.

100%!!! I always recommend at least and pre drywall and a final. Some of my customers opt for other inspections like pre slab, framing etc.

Any recommendations for getting into real estate? Trying to move out my moms house, no stranger to working. A lot of the ones I looked at require you to have your license before applying.

You’ll need to get your license regardless. It depends on what you plan to do. I work in general real estate rather than for a specific builder. It has its perks as I can make my own schedule however working for a builder, they offer benefits and if you’re just getting into real estate, Working for a builder will probably a safer route until you can build a reputation along with a client base. You’ll find that most of your local high producing agents business is referrals from friends, family, and past clients rather than cold calling where a builder’s agent works solely on people who walk through the door.

@@Spacecookie77 as far as taking the class to get your license, I would recommend Gold Coast. I personally went to a local school here in Florida but they are good if you like online. I would say don’t drag it out. Bite the bullet and get it done quick. I did a 2 week zoom class and immediately went and took my state test. Many people don’t pass the state test the first time, don’t let it discourage you! Some of the best agents I know didn’t pass it until their 3rd of 4th attempt! From there, if you decide to go with a builder, go to a big national builder like meritage, Pulte, Lennar, dream finders etc. The reason I say that is because once they are done with whatever neighborhood they’re working on, the national builders are going to have more local projects. I have seen some smaller builders where they have a small neighborhood in one area and then their next project is two hours away and you don’t want to have to drive so far to get to work.
