Thank you for your honesty its a very trait Im a massive fan of traditional built houses but timber framed is quickly catching up

You’re welcome Mohammed. Our next 2 sites will be traditional build, timber frame has its place with quantity and design being key. It’s been good for us on this site and having a fixed price contract has kept a large part of the build cost down when timber and steel prices have soared

Honest video. Really appreciated. Personally I’d prefer a brick and block build but with the housing shortage and people wanting a greater supply of houses at an affordable price then timber frame meets the demands. People need to understand they cannot have their cake and eat it. If they want a brick and block house they will need to pay significantly more for it and wait even longer, which they also are not prepared to do. Great work.

Glad you liked the video. Material costs and land prices are slowing down the rate developments can be built, demand is huge as we have an ageing population, an ageing workforce, lack of young trades and migration, there is no solution for this problem unfortunately which will keep house prices really high. Timber frame isn’t any cheaper to build, it’s more of a speed and less man hours on site which allows the developer to then go on to do another site sooner then if they chose traditional brick and block. This site of 5 houses we completed in just 8 months, it would of been more like 12. Lots of new systems are speeding up developing but we are very slow to implement these.

I am currently doing a bit of work on housing as was trying to decide whether I would go for a traditional or a timber frame and this video has sold me on a timber frame because of the reasons you listed thank you a very interesting video

Hi Andrew, just came across your channel. I agree about timber framing, we’re on course to build ours and took a long time to choose our timber frame company. Found one in the westcountry with excellent client feedback from developers to self-builders. I’m a an investment surveyor by profession and have an obsessive habit to research everything. We did consider SIPS too but it was about 30% dearer. Timber frames have been used across Europe and North America for 100’s of years in fact, many listed buildings particularly Elizabethan in the UK that are still standing after 500 years! Our U value will be 0.13, MVHR because of the projected air tightness, standing seam metal roof and cladding will be a mix of standing seam and render and triple glazing throughout. Total area is about 300 sqm. With the new part L requiring 150mm cavity, it’s not only a longer process undertaking traditional build but definitely more expensive, especially the extra insulation. I am seeing prices reducing in all materials and merchants are admitting that there’s a noticeable slowdown in construction.

Getting a good timber frame company is essential, there will unfortunately be some factories go bust during this recession as their order books dry up. I would say the gap between timber frame and SIPs isn’t as big now if you go for the insulated panels done for you at the factory. Your U values are good, traditional build is definitely more expensive with the new part L regs. At least materials and labor are softening whilst you do your build. Best of luck with it and hopefully the weather is better through March and April than it has been

Glad you do make one reference to sustainable building in one of your replies but surely that should be top of the list in benefits of timber construction. Just as removing the demand for meat will lessen the deforestation caused by cattle farming etc, increasing the demand for timber based construction will increase the planting of managed forests. Remember that putting wood into building was the original carbon capture!

Absolutely, all timber is sourced from Sustainable sources. I still believe we can make new houses out of recycling existing materials that will have an infinite life of recyclability. The uk is so far behind where we could be and still focussed on brick, block and concrete, all of which have been proven we do not need to build a house.

Great video and insightful info. Its good to see timber being used now and again, but man the prices are getting out of hand, the logistics crisis isn't helping, couple that with the fact that rates just keep getting steeper, its no wonder house prices in this country are mad.

Tha is for your comment. Timber frame is great but a challenge to price match with brick and block, the speed is the biggest benefit and time = money. If you can get onto another development quicker and then again then there could be an opportunity cost with building slower and tying your (or your investor/ lenders) money up for longer. Timber is coming down in price but I haven’t seen this passes on to developers yet

Very useful video, especially from the point of view of a developer. How do you find lead times for timber frame delivery/assembly at the moment?

Glad you enjoyed the video. The factory I use is anywhere from 6-12 weeks lead time, there will be some design work involved so this could take 4 weeks beforehand. They make the frames within 1 week of delivery. I’d say timber frame companies have slowed down a little with the current timber prices

We’ve never had any issues with selling them when buyers know they are timber frame. When they are built buyers wouldn’t know any difference between timber and block work The houses would only burn down if the fire wasn’t attended to after 1 hour Insurance is no problem and no extra premium Lifetime of the house is 2 x 30 years, just the same as brick and block

You can build timber frame yourself, just need a structural engineer to pass the design

Thank you for the informative video Andy. I am about to buy a timber farmed new build semi, and I am wondering about the noise insulation of the party wall compared to a block-built property. I intend to have a snagging survey carried out - would that answer my question?

Glad you liked the video, the building should be built to standards that avoid noise transmission from neighbouring properties. The standards are always improving. I’m sure the May be a slight element of noise transfer with any semi detached property but it should be minimal. The stairs usually sit on the party wall for example. The timber frame houses are super warm so hopefully your energy bills will be very low 😁

@@developinghomes Thanks Andy. The new build has an air source heat pump too, so it will be interesting to see what the energy bills come to - a lot less than this 1930s 3 bed detached I'll wager :)

Great video, Honest and informative! Can I ask, what determines the method of construction when purchasing land. E.g do you base the method, either traditional or timber framed, on the architectural design and planning implications?

We do look at different build systems depending on the site. For our current site of 5 dwellings we wanted speed and we achieved this in 8 months using timber frame. If access is tight or there is t much space on the plot we would opt for a panalised system, same goes if there wasn’t much room for parking or a tele handler to move about. You need a lot of packs of blocks as well as bricks when building multiple units that take up a lot of room By using panalised systems we can outsource a large part of the build on a fixed price contract which has served us well in a year where materials and especially timber has dramatically increased

I’ve read that the life expectancy of a timber framed house is approx 25-30 years. What would be your opinion of this? Let’s say 25 year mortgage and then when your finished your house is going past it’s due date lol.? Only asking as we are in the process of looking for a new build

All houses have to have a minimum life span of 60 years, traditional is no different. We have been building houses out of timber longer than brick. There are certainly pros and cons with each. You need a good factory that uses good materials (thicker timber than minimum requirements) and then it comes down to the quality of the installation team. Timber frame will certainly last longer than 25 years. Buyers don’t know the difference between a timber frame house or traditional once built. I like timber frame but it definitely has its place and I wouldn’t use it all the time

Is crash deck to protect men working on interior walls while others are tiling the roof?

The crash deck is for workers to install the trusses, once the roof is felt and battened the crash decks are removed and the internal stud walls erected. This comes with the timber frame package that we had on this site

Great video and explanation from developers perspective. Very informative Indeed. Question for the developer: in a timber framed house like this what floors would you recommend? E.g. would it make any difference (considering that it is a timber framed construction) if the floors on the ground floor are porcelain tiles and solid or engineered timber on the 1st floor? Many thanks!

The floor joists are the same as if you were doing standard construction, the difference with the timber frame system we used are floor cassettes plus they will have an additional 22mm chipboard layer on so the 44mm in total provides good acoustics

Thanks for your response. I understand that there should not be sound insulation issues on the 1st floor. Generally, I was just wondering whether there is any difference in terms of internal materials to be used for floors in timber framed vs traditional construction. I.e. what are the best materials for internal floors in the timber framed house? Are the usual porcelain tiles good for the ground floor or the second floor? Or is it better to use wooden floors or even vinyl floors?

The ground floor will still be concrete finish so you can tile straight on to this. Upstairs you will need a cement based backer board

I've had a traditional built house and timber framed house built by housebuilders and there was no difference in time waiting on them being built they both took about 7 months

Usually the timber frame house will be much quicker, it’s certainly not as weather dependent. We’ve found them very warm if the insulation is in correctly

£148k for all 5 houses. This would be about 15-20% higher now but timber prices are dropping rapidly in the USA so this should take effect here shortly

Yes we have. They have been slightly more expensive but with the new regulations now they may be more similar to timber frame

Everything needs to be air tight to stop heat loss, floor boards are usually glued with expanding PVA glue so they would be air tight apart from openings such as extractor fans, spot lights etc

We went for just the cranes, used a 140mm rockwool insulation which worked out far cheaper than rigid board insulation, it was around £900 per house fitted. Yes 8 months was pretty quick going, I could of done it in just 6 of trades turned up when they were supposed too 🙄

So it’s pretty much all profits for the builder and shit housing for the customer. The building industry needs regulated. Too many short cuts in Britain..

The building industry is regulated with Building Control and 10 year Warranties. Not all house builders build poor quality housing. But I agree that the industry does need regulating better in work quality

Never seen the point in adding a leaf of block to the exterior of a timber framed house when exterior insulation and can do the same thing and you can brick slip external insulation to

To an extent it helps cement the idea that we don't live in wooden houses in the UK. I wonder how many people think they have "solid brick houses" unlike Americans, whereas in reality it's a stick framed wooden house with a brick veneer.

@@fairyheli2 how many weeks do you you think you could shave off a build if we adapted the American standard .I worked in NZ for a few years and the renovations seem to only take half the time smaller steel section s for big spans sometimes we used lvls instead Very handy to modify timber frame houses

There building houses with completed finishers now. Brick slips onto the cladding. No need for any brickwork at all. Bad news for us brickies.

Yes I’ve seen the fully volumetric houses. There will be plenty of work for brickies as many are retiring and not many coming into the trade. Volumetric houses have funding issues because the houses are built offsite and the security of the menders is at risk. It has a long way to go before it’s mainstream. Great for affordable housing though

Timber frame i think is superior as a contractor for all the reasons you mention. Brick and block just seems backward to me. All new build houses in Scotland are 99% timber frame and have been since the 60s. England is reluctant to change and TF is still perceived by many as inferior. Only someone who knows what to look for will know the difference.

Timber frame is increasing gradually as bricklayers are expensive. I’m a bricky but still prefer timber frame houses. They are warmer than brick and block

House values are house values, just because a developer chooses a cheaper or quicker construction menthol they will still be sold at the open market value price

Not quite a garden shed but the timber frame makes the houses more affordable to build and that’s the only way to provide much needed housing. They are warmer than brick and block houses and built from a sustainable material so far more environmentally friendly which is a big thing for us as house builders

I would most likely because of sound plus I’m a bricky by trade so could do it. Timber frame are very warm though.
