Some houses for are unreasonably expensive and one may not be able to ascertain quality of materials and standards applied on the houses esp in a culture of corporate fraud and exploitation

Good discussion. However, i dont think building is necessarily cheaper than buying. This argument holds only when you dont factor in other considerations such as the opportunity cost of time for supervision, the quality and the fact that building companies enjoy economies of scales and they also have appropriate technologies.

I agree, it’s best you just build slowly but debt free! In 3 years you would be far and almost finishing! It just needs commitment because it’s a capital intensive venture.

Offplan is good and cheap. The problem is that Kenya is a corrupt country with no justice. Developers are corrupt and the government does nothing. And these corrupt developers are friends with big politicians so they're never jailed, they go on with their stealing

also, what happens when the developer completes the houses but they don't look like what was promised? or the developer refuses to build the social amenities they had promised buyers. And such social amenities play a big role in determining the high price and prestige of a gated community

Likewise, a person named 'Kumamoto', may sound derivatively Kenyan, but it's a Japanese person's name. Last but not the least; 'Keino', to kikuyus I may not be a name, but to the Kalenjins it is. 😂 All that, to say he/she may not be joking. Kenya imeja matapeli.
