yes as any bussiness, you pay for the stress the builder takes on . do what you can. buy in peace after due diligence and live in peace. or build and accept the stress

Ya not a good idea. I am almost buying off plan in Westlands and a friend told me this people had stalled. I went to z kenya in Jan and nothing had been done since June when I was meant to sign the agreement

Some houses for are unreasonably expensive and one may not be able to ascertain quality of materials and standards applied on the houses esp in a culture of corporate fraud and exploitation

Good discussion. However, i dont think building is necessarily cheaper than buying. This argument holds only when you dont factor in other considerations such as the opportunity cost of time for supervision, the quality and the fact that building companies enjoy economies of scales and they also have appropriate technologies.

I agree, it’s best you just build slowly but debt free! In 3 years you would be far and almost finishing! It just needs commitment because it’s a capital intensive venture.

but if for investment, if you rent in 3 yrs you get some money back . theres no wrong way just the way you can afford and deal with

Offplan is good and cheap. The problem is that Kenya is a corrupt country with no justice. Developers are corrupt and the government does nothing. And these corrupt developers are friends with big politicians so they're never jailed, they go on with their stealing

Pfff, came for interesting info and I get to the question “buy or build. Some people buy is better some people say with building you save a whole lot more. Which is better? …”, like seriously???? I’m surprised his answer wasn’t “some people say eating in restaurants is cheaper, some people say you save a whole lot more on making your food. Which is better?” Anyway, I hope I didn’t miss on anything interesting as that’s where I stopped the video

Informative interaction. But , suppose , when I opt for off plan based on progress, where is my financial safe guard where the progress falls behind agreed completion time line? My money could tied in frustrating, totoise paced development.

also, what happens when the developer completes the houses but they don't look like what was promised? or the developer refuses to build the social amenities they had promised buyers. And such social amenities play a big role in determining the high price and prestige of a gated community

@@amoswangombe9053 No, wa-cows. The name may seem Kenyan by looking at 'Oti', that does not necessarily mean otieno. That person looking at the first name, could be a Sudanese. Likewise, a person named 'Kumamoto', may sound derivatively Kenyan, but it's a Japanese person's name. Last but not the least; 'Keino', to kikuyus I may not be a name, but to the Kalenjins it is. 😂 All that, to say he/she may not be joking. Kenya imeja matapeli.
