Badder Ben is even better. The prequel really sucked. The acting was like watching porn but the third movie was excellent. I laughed my ass off. In fact, skip the second movie and go right to the third.

FYI, there are no federal laws about death disclosures- it is state-by-state. Most states say if there was a murder, that has to be disclosed, but there are a few states (like mine) where that is not the case, and there are some states that require you to disclose even nonviolent deaths. Personally, I can only understand the desire to know if you were worried about the area being crime infested, or if the violent death involved something like a meth explosion, which could affect the house (chemicals and such). I really don't understand worrying about superstitious nonsense like ghosts. For instance, if the area was low crime in general, but the house I wanted previously had owners where the man cheated and the wife killed him (or vice versa), I would be fine with buying that house. If the murder was because it is a high drug area though, with gangs and such, then I would rethink; same if a meth lab blew up.
