OK peeps, listen up: this is a MODULAR home. It appreciates and is insured like a site built home because it will be built to local codes. U will have to have it inspected by a local inspector during the setup for that very reason. It should hold up to time and weather just like any other site built home with upkeep (the same as a reg house). The reason why the house is on cinder blocks instead of wheels is because it doesn't have a chassis built onto it. It will have to be added later to transport and taken away once installed on ur foundation. I've done so much research on this issue with builders and finance companies that I feel as if I can desire this info in my sleep...which in am very nearly doing as it is 3:14 a.m. Really hope this helps tho!

As a License real estate broker and appraisal I also do house plans and decorating on the side. I must say in my own words “HOT DAM” !!! This is the first and out of many I have seen on KZbin this is the first one I have seen that I would buy ! Even though all manufactured homes do not hold their value as soon as it is moved onto land and set up to moved into. I would not pay the asking price however this is how I look at this situation, if you were to buy or build this home you would pay the a higher price. I just don’t understand why they will not allow us to Appraise a manufactured home that is same as a wooden home built is. It’s not us trust me ! And the other one I saw was priced way higher as in the 300,000 range ! I give this one ⭐️⭐️⭐️⭐️⭐️ Cons - NO JETS IN THE TUB and if it was me I would have put pocket doors going into the master bathroom. But Yay your the first ⭐️⭐️⭐️⭐️⭐️ star rating !

This is not a mobile home. This is a modular home. It comes in three sections and is set in place with a crane. The home is removed from the transport frame. It is no different than a site built home, but with less hassle.

They're just as good (if not better than) some site built homes... the mobile homes are cheaper because they're built in one place... You're not having to move and ship materials to building sites... which is why mobile homes are much cheaper. Just do your research on the manufactures and how they build the homes.

Bad choice with the bisque sinks with the white countertop. Round sinks with such a modern tub and shower. Swamp them out with white or gray rectangular sinks. Just an additional$20 per sink. Or swap out the countertop with a color to compliment the tile. Easier than swapping out all of the other bisque fixtures. Judging by the tub, toilet, shower pan, and tile colors, it seems someone made a simply error with the countertop choice when the unit was ordered.

How are they still getting away without having return air ducts to the furnace? A home of this size really needs return ducts to filter and reheat the air. My parents overlook this when the had thier 3300sqft home ordered. The air didn't cycle well at all. It didn't make sense not having a return duct. Since the hallway wasn't vaulted they were able to add return ducts overhead. A relatively simple modification. But they did have to upgrade their blower on the furnace and install to duct fans to help push the air to the farthest ends of the home. In addition they installed an electrostatic air cleaner. This added only $800. But makes a huge difference with the dust and air quality. Since these don't use a traditional filter the air also moves freely. The furnace used to work so hard to push all that air there was a constant whine and a "clunk" as the sheet metal of blowers shroud would be sucked in on startup and "clunk" back out when it shut off. With the upgrades you don't even hear the system anymore. This will also extend the life of the furnace as well since these homes are made with the bare minimum size furnace. If you use a filter it'll struggle to keep the house warm in the winter because it needs to cycle more because of reduced air flow. It was a pretty great house. And since it was a modular unit it appreciated much more like a stick built home than a mobile or manufactured home does. Let's be honest, nobody says: "oh look honey, a 2005 double wide. That's my dream home!". No! They see a nice four bed 3.5 bath ranch style modular and say: "That's my dream home. Enough room for the kids and grandkids to visit!". Because it doesn't scream manufactured or mobile. The cheap finishes are likely going to be upgraded in 5 years any ways. My folks couldn't take delivery unless everything was installed. So they downgraded the countertop, floors (had to specify cheap carpet everywhere so the didn't have glued laminate flooring to rip out on day one, sinks, and other fixtures. They then installed tile and hardwood floors. Granite countertops with under mount sinks. Mom got her clawfoot free standing tub and dad got his fully tiled shower. One guest bath had the tub ripped out for a two person shower. The other tub/shower combo was upgraded. They spent another $80k and four months after delivery redoing all the floors, bathrooms, kitchen, laundry room, added solid wood interior doors, and added a 4.5 car garage (two regular bays. The third bay had two tandem spaces and a lift. The lift handles his old Jag.). As well as a few other tweaks. They still got the quality, size, and timeline they wanted at less expense than a traditional stick built home with the same finishes. And that home was better insulated than a stick built home. Long story short, go modular if you want to recoup your investment. Oh and if given a choice, upgrade the roof quality. The 10 year roof likely won't last. Because of the low pitch, you have to clean it annually or more depending on your environment. The cheap 10 year roof is so thin it crumbles and cracks under the sun. Especially with having to walk on it in order to clean it. The more granules sluff off, the more exposed the tar covered fiberglass shingles underneath are exposed to the suns rays. Thus, it begins to break down faster. Resulting in leakes in under 10 years. Not always. But this happened to my folks. They were going to swap it out for a faux tile roof. But the quality wasn't what they though it was. So they simply forgot about the cheap roof issue. Then it started leaking while they were away. They came home to their bedroom ceiling on their floor and bed. There was heavy rain for over a week. This combined with the failing roof was too much for the water to stay out. Mama wanted to change the ceiling color anyways. She also changed the ceilings coffered look from square to oval with led accents and incorporated the AC ducts in the oval too. Turned out beautifully. So did the roof with solar shingle tiles on the south side. Mama wanted more land. Moving a modular is costly, destructive, and not easy at all. Not to mention all of the tiles would end up breaking free or cracking. It was just not feasible. So they sold and reinvested in a stick build home on four acres. This too was gut renovated to suit their wishes. Cheers!

Deer Valley definitely seem the best built from the homes I’ve been in. They’re quieter inside, they seem better insulated, and they have lots of options if you ordered one. I can’t say much about Clayton Homes, I’ve been to several Clayton Homes dealers and none of them will let me film.

Why do they described it as 47X84 but it's only 2640 sq.ft.? I guess all that outdoor space is counted on the measurements but its a bit confusing at first ☺

Yes, with mobile homes they always count the porches as sq ft also. I don't know why but they do. I didn't buy one with a porch because it takes away from sq ft inside. I just had my own porch built. :)

This MODULAR home is counted as 47x84 because the longest section is 84' and the width of all 3 sections is 47'. However, not all 3 sections are the same length. If they were, the size would be almost 4,000 sqft. And yes, these homes do include the porches/decks in their square footage as it's apart of what is being transported to ur land. Hope this helps.

Their reply said it could be placed on a basement foundation, a MODULAR not a mobile. In my area it would have to be on a block wall foundation (south Ga).
