Does anyone know of a way for a large family that needs a large home to get 3100 sq feet for less than $65 per sq foot, zone 3 insulation, 2x6 sidewalls, residential sheetrock, ceramic showers, real wood cabinets, extremely nice appliances, thermopane windows, etc. etc? Are you going to build a home for $65 per foot this nice and well made? Anyone that can build something like this for less than 65 per foot please get in touch with me and I will buy all you can build.. What make the difference is the foundation, why not take the frame off when the home gets to the site and put it on a foundation, brick around the bottom and be done with it? I can assure you that if you built a new site built home with all of the components in this home you will be at $110-$125 per foot very quickly. Make it in a Modular code, put on a foundation and your home. Same appraisal per foot as if you built it on site.. We do it every day.. Thanks

I can build a home that will increase in value for the same price. maybe not as fancy but a better value in the long run. My wife and I went through this and we stick built a home on 5 acres 1800 SQ FT with a 24X24 attached garage and a 32X42 pole barn with concrete floor for about the same money as just this home sitting in a parking lot.

That's NOT a modular home...it's a mobile home...BIG difference. Modular homes are 1 1/2 times as strong as site built homes...They don't sit out in the rain and sun for weeks on end, they are built in a controlled 72 degree temperature indoors and are built to survive a truck trip to the site and then bolted together. I would take a modular over a site built home any day

This price definitely is up there and you can get a nice site built house for that much money. I think the rationale they may have would be getting a new site built home with over 3100 square feet for $200,000. That comes out to a little over $64 a square foot. In my area, I've been quoted $100-$125 for me to build a new home, which on the low end of that would be well over $300,000. I'm not saying I would spend $200,000 on a mobile home either, but if you need/want that much room...

Yeah that would be about $16 dollars per square foot. That was the price of housing in the 1920"s These days the average cost to build a site built is around $125 per square foot. The average price for one of these modular homes completed is around $70 per square foot.

I wanted to buy some land, and get a manufactured home (Not a Trailer!)when I first bought, and was talked out of it. Big mistake! Now I have a trailer, and THAT was a very bad mistake. Not new, but refurbished. Unknown to me, the owners were in the habit of buying broken down, moldy trailers and fixing them to be visually perfect without fixing the problems, sometimes structural! Now I've got to sue these people, and I'm NOT happy! Buyer beware, and remember these things do NOT age well, and in the end will be a liability, not an asset!

For anyone reading the comments: This is NOT a mobile/trailer home. This home, once on site and permanent foundation installed, WILL APPRECIATE in value. This home is built to a higher standard than site built homes and with better quality materials. This home is over 3,120 sqft. You CANNOT site build a home with this size and quality of wood for this price. These ignorant comments drive me crazy. This is less than $64 a sqft... you will not find that in a site built home. Also, the price INCLUDES delivery and set up. Find you some land for $15-25K and you have a beautiful $225K 4Br 3.5B home that will appreciate. It's huge and it's nice. This is my dream home out in the country. I LOVE that back porch being secluded from the sides and accessible from the master.

Greg Fisher what’s considered a “negative person?” Everything is not for everybody! They have their target audience already! Plus my house is actually big and it’s not a mobile or modular home. In my area, the hurricane completely destroyed mobile and modular homes. It depends on location and people’s preferences. Furthermore, the annual taxes on my house is definitely not $5,000 per year. These homes are coded for certain locations because they cannot withstand harsh weather conditions. I have never ever seen a mobile or modular home until I got stationed in NC. Furthermore, homes like these depreciate in value here in NC because they consider them to be exactly like cars. Every state has different rules and laws for certain things. Plus we got our house using a VA home loan. They don’t sell homes like this to veterans unless they are doing a regular deal on their own.

Some people can only afford trailers and it is painful to see the lack of empathy people can display due to the fact that they don't find these homes appealing. Most people know they aren't the top choice in safety when they move in but the majority of the time it's conscience that leads to the sale of these homes. I'm happy you have a house you can afford and were able to purchase it through a VA loan but remember that opportunities in this world are not spread equally.

Please, be careful with any manufacturerd homes they give you a mortgage but it can NEVER be refinanced so they sell and if lucky .40 cents on the dollar. Not considered an asset. I was a mortgage broker.

There is a ton of mobile home lenders, Chattel, Land Home combo packages, FHA etc.. Some of those include 21st Mortgage, Triad Financial, CSL Financial, CIS Financial, Eva Bank, Clayton Bank, Cascade Financial just to name some..

Had my double wide for 23 years now. Land and home are paid for now. My taxes are cheap. Less then $ 400 a year total for home and land. I plan on retiring in a couple of months at 62 years old. I can afford to do it now since I only have a car loan now. It sits on one acre. Which the land is valued more than the home, but I don't care because I am not selling it.

Megan Larson Actually the acre of land was already set up with water, electric pole, septic system and driveway for $10,000. The land is appraised now at $30,000. My land was paid off in 10 years. The home in 20 years. House payment was $401 a month. Taxes started at about $800 a year to under $400 a year now.

Christina, I bought a home in 2001 for 120k. In 2009 the same home was worth 88k. Now the value is back up to 98k. This is a site built home in a neighborhood. So homes in general appreciation or depreciation is affected by many factors. If you order this home in a modular code then your appraised value is the same as site builts in the same area per square foot?

200k is ok depending on location and land. Who are the manufacturers? What about the quality of building and product materials i.e. Cabinetry? Are the wall thin or 3/8 Sheetrock? Some homes you can have built for 200k around southeast areas such as southern MD, VA, The Carolinas, Georgia and Florida.

Those homes are are made to be moved I get it, but the fact of the matter is that where I live at if they are hit by a tornado and or a hurricane your done. Great walk through! Kitchen layout is not quite functional. Realistically, why would anyone want to walk around that large island, with a pot/pan, to get to the sink? Otherwise, nice MH - $200,000+ price tag is WHOA NELLY - might as well build a stick home; at least the value of those goes up! Getting a loan for a MH is no picnic - many lenders (ALL that I know) say MANDATORY 20% DOWN. And, the cost of the MH usually doesn't include all the site prep - which gets expensive - and the land.

More than likely it is a "modular or manufactured" home if it doesn't have a steel frame and traditional financing is no problem on a foundation or crawl space. If you have ever been to a factory where these are built you would think twice about the quality of a stick built home on site built in the mud, rain, snow etc. These never get wet, everything is built on/in a jig so it is square, If the house is 200' long your band joist is one laminated piece (way more rigid than 2x10 after 2x10, they build them from the outside in and any crevice, crack, or hole from electrical boxes etc are foam sealed. There are many many fasteners glued and pressed into place that have to be destroyed if you want to take it apart. The only downside and they have made vast improvements over the years are the finish details. I have been in the building business for 50+ years and am a mason and carpenter by trades. I live in an earth contact home with a brick exterior that will be here forever, but if I built a house tomorrow I would go modular and upgrade parts of the exterior and interior finishes.

I actually love that this isn't a "one spot" kitchen. In my kitchen almost EVERY function has to be accomplished in the same spot. It looks to me like someone could be cooking, several people chopping and someone doing dishes all at the same time- yes please! I'll take that functionality any day! :) I'd simply put a trivit on the island, would place the pot and then would walk around to the sink. No problemo.

The specs are held to the same standards as a site built home whereas a mobile home is not. Another thing I hear is that modular homes retain the value in equity unlike mobile homes. And also these homes are now being made very very heavy, I know these things because I'm about to probably buy on if I get the land I'm wanting. It mainly comes down to whose selling it. Do they really care about you, the customer? Or is it like a car dealership, sell it and never see you again.

Depreciation or Appreciation is contingent on many market factors for site built or modular. However when someone buys a single wide manufactured home and then places it in a park, then sells the home 10 yrs later most likely they will lose money unless the new ones have increased in price so much that the used one is now priced at the same thing it was new. I think the point people are trying to make is that, for 200k you can have a real house built. That won't lose value like a mobile/moduler home will. I have seen people pay 150-180k on these types of homes and in 10 years they are valued at less than 100k. Bad investment, IMO.

No matter how you look at it, and it is beautiful, it is a mobile home. I did own one. I loved it. But a home on wheels. I am sorry, but before you pay 199,995.00 for any mobile home and then have to buy land to put it on; start looking for a already built home or buy you some land and build your own, it will last longer than a mobile home. But first of all pray about it. JESUS will give you the right answer. GOD BLESS YOU

Not sure why so many of you assume a modular home is the same cheap quality and value as a mobile trailer home. Modular costs more and often better built and value more than or the same as a site built home and even appreciate the same. Where as a trailer or mobile home are made to be more easily relocated if needed and decrease is quality and value over time. Do not assume the two are the same! You can easily research the differences yourself online if you bother to better educate yourselves as I do for what the internet was made for.

If you think this is a mobile home, it is not, try checking the description for some additional info and a link to the manufacturer website where you will see it is a modular home design which are often appraised higher than a site built home and for more than what it cost to buy the land and have this on site.

I bought my 1st (and last) manufactured home in 2013. It's a Redmond 2000 model, which is near top of the line at the time it was built. Now, it's 19 yrs old and I'm trying to sell it. No one wants a home this old. They don't hold their value. I've put about $25K cash into it, replacing old for new, in the 6 yrs I've owned it. It's a money pit at this point. And no one wants an old home. I've been told I can trade it for a fraction of the purchase price. I will actually have to pay someone to take it from me!!!! I owe more than it's worth. It's sickening. I have a lot of money invested. I should have bought a shack. It would have been worth something, at least.

proud2BaNurse I would get the cheapest mobile home I could get and basic one bought a house for 98500 it gets hard sometimes and I’m like I should’ve gotten a basic trailer for like 19,000. Do the best you can and hang in there. I know it’s sucks I’m housepoor atm but hopefully things will get better for us.

To all of you - This is a modular home, they are not built to same low standard as a cheaper mobile home which are really meant for starters or those in living in hardship times. And if you did some googling on the value of a modular compared to a site built house, you would be a bit surprised how uneducated you were about their appraisal and appreciation values again mobile homes are cheap and will not resell well or at all.

Its sad that people will judge someone on whether or not they live in a trailer. If you believe the stigma that is attached to these homes then your no better than someone who judges people based on color or appearances. It's a beautiful home. The master walk in closet is to much like a hallway for my tastes though, I can see my kids scaring me to death. Lol

Most of have no idea what they are commenting about, still this home costs more for most regions than a site built home which costs less to build with the same materials and such. Foundation is a whole other cost factor and based on what type of foundation one chooses to build on.

I paid $180,000 for my custom built home, 2,200sf living plus 2 car garage attached, 10'-18' ceilings throughout, cement block, high end cabinets, granite counters, Porcelain tile throughout, lighted trey ceilings in all three bedrooms, upgrades, upgrades, upgrades. Built here in Sebring, FL (Highlands County), 100 miles from West Palm Beach, Ft. Myers, St. Pete/Tampa, Orlando ... so centrally located. Electric bills averaged over 12 months just under $200 month so very well insulated keeping temperatures at average of 72.

Kaniela Gifford I live in the Tampa Bay Area in the northernmost county. I paid $193,000 for 1988 sq foot, new, custom home. Same kinda deal as yours. Spring Hill is a little more developed than Sebring so that’s probably why I paid a little more. Regardless, I love the house shown in this video. $200k just for the home at base, is very steep. I thought the point of a mobile or modular home was to be cost effective. A 3k square foot center block home probably goes for $230-275k in our areas.

2 living rooms when one is enough, that would have made the bedrooms larger. But. The point others made is that mobile homes are dangerous in bad weather, depreciate instantly, and have lower loan stability and loan time. For $200,000 you could build an excellent real house to code.

Debbie, I'm not trying to be a jerk but I have been in the mod/site built business for 30 yrs and its simply not possible unless you did the work by hand yourself and half the materials would have to be free. Unless you live in a different country than the US where the average new build is 125 per square foot at this current time.

You can have them put on basements the same as any stick built house. I agree some are made cheaply. That is also a problem with stick built contractors. That is why as a consumer you need to research and look for the better built ones.

The price mentioned in the description and that of what the dealer tells you, often includes the delivery costs. Since modular homes are better quality than that of how much a mobile/trailer homes costs in compare to modular and do not resell at all like modular homes do.

There's no denying that it appears to be lovely on the inside. We would never buy one. We live in tornado country. There is a reason why they tell you to abandon mobile homes during a tornado warning. Lying face down in a ditch is considered safer. If they tell you to abandon it during a storm, it is not shelter. Also, they depreciate. Traditional homes grow in value and are therefore a much better investment. Who in the world would pay $200k for a depreciating asset?

WHole the channel may be called mobile home tours, most mobile shown are actually higher quality built and better valued Modular manufactured type housing which cost the same and even appraise the same or better than a site built home. Mobile homes are throw away starters and are like trailer rvs after 5 or 10 years they become burdomesome to own and unresellable from what i have researched.

The Deer Valley homes seem very well built. As far as the price, depends on how much room you need. This model is over 3100 square feet. You can’t build a new house with that much footage for that price.

Price is always variable on the location and region one is looking to build a home on land in. Sure for many of you saying this is too much for where you live, but for others it will likely be less than a site built home, then there is appraisal value once the land is developed with the home fully installed on site which often is higher than the all-in cost to buy and build upon was.

That's so beautiful. We have an old 1960,s trailer that is falling apart and the roof is done for. My 65 year old mother has spent the last 2 week's up there late at night trying to put plastic to cover it so we survive the resent rain showers. The cats tear holes in it. I can't go up there because im to heavy. Its the worst. I have been spending so much on different product but we continue to fail. We are not roofers. I guess this is just what we have to face in our lives for im nod sure what but we keep living hoping for better days. In working on my credit and some day ill be able to get us a real nice one. I hope my mom still around to enjoy that time when it comes. She deserves it. She making herself sick. She cant even use her hands anymore. She is stubborn but we cant afford no roofer. I pray for better days. Thank for reading. Nobody knows this. Im venting.

Agreed. I used to sell mobile homes and modulars back in the 90s. It doesn't take but a couple weeks to build this versus an on site home which takes months to a year. The quality just.isn't the same.

honestly its not a TRAILER the frame is removed from it . its placed on a solid full furnished basement. and its not inspected by hud it meets the guid lines of onsight but its better quality than an onsight in the event of a tornado you would be suprised at what is still standing after its gone it would be this one.. i put my money on that..

hitlerpitler CF just a phrase coined the hucksters that sell these pieces of crap. They will always Be trailers because they have tires and they trail down the road behind s truck, hence trailers. There are lovely homes in excellent neighborhoods here in NC, even in major cities, in the $150,000 to $200,090 price range and many under these prices. Stick built homes that is.

I watch every video tour of this house I can. Now if I can find some brave contractor to make me my ultimate farm home by combing this Karois home, the Briarrtz, the EZ willow, and the Chatquae. Yes please and you shall forver be in my memory. Set it on a basement and wrap the front around to the side with a huge porch, well drreams never stop.

Way overpriced for what it is. I paid less for a nice 4 bedroom home (2200 sq ft), on 1/2 acre lot, and with a above ground pool with custom built wrap around deck. These mobile homes are nice, but this model is just grossly overpriced. I have nothing against mobile homes either. There are some amazing ones out there, but dealers are raking buyers over the coals with models like this. If you can afford the cost of this model (before land purchase), you should just look at an actual built home.

This is a really good floorplan. That said, this home would be even nicer without all the stapled-down carpeting that is impossible to keep clean and will start growing mildew the first time it is shampooed. Why not instead install an easy to clean industrial grade vinyl with a woodgrain finish throughout? And that front porch is way too narrow -- it is really just a walkway. If this was my home, I would tear off that porch railing and install a wooden deck in front so the outdoor living space would be large enough to be useful. These are two relatively minor fixes. Overall, this is a nice home.
