I work in Calgary....hauling gravel...digging basements...building roads...I know of one company that has probably 12 subdivisions under construction. I've worked on probably 30-40 subdivisions in the past 6 years. it's insane. The big companies are cleaning up and slashing our wages, and our employer's billing rates. They're starving out the trades.

Anyone remember the "Leaky Condos" scam in Vancouver 40 years ago ??? The condo boards cleaned up on the overheads for millions in repairs for each building!!!!

When a condo strata fee is north of a $1000.00 or property taxes $5000.00 a year in many cases you know the fundamentals are screwed. Government answers with more taxes the last thing Canadian business or individuals need is an increase of the capital gain tax for example. Government should be slashing spending and lowering taxes.

thanks, i won't buy even if i got no roof starting from July first LOL but i work up North on a two weeks rotation, so i will go South in a ressort for two weeks and back to work for the same price of a mortgage until fall to see if the market will be more affordable 👍

Flying to Europe before lockdown was about 1100-1200, during lockdown around 800-900, today 1700+ and if you have unreasonable need to grab couple of shirts in a suitcase the price goes up to 2000. So, where do you buy your flight tickets that you claim are cheaper than before?

Agreed with the general sentiment and am seeing similar issues in certain Vancouver segments. One point I wanted to make is that I find it interesting we value prices in real prices (which we should btw), but we don't value debt in real prices. In my opinion it's two sides of the same coin, if you bought a property using all cash it is true that it has devalued. Depending on the leverage put on the property, both the price you can get today and also the debt amount you owe (your mortgage) are devalued in real terms. I just find it interesting that no one points this part out.

I grew up in the Okanagan. It's turned into a shaydt hole! Whatever made it "attractive" decades ago is gone and been replaced by subdivision upon subdivision upon subdivision. Whatever "economy" was there decades ago is gone. It's nothing but a huge retail market. Wages are about 30-40% lower than anywhere else and always have been because of the "sunshine tax"...the biggest lie you can imagine!!!!

Actually RE is neighborhood specific. Many of the neighborhoods I track are up 10-30% in the last year. When you look at the high level, it hides the neighborhood specifics.

Worked 10 years in electrical power distribution industry: Don’t worry about electrical vehicles charging. They are mostly charging overnight when our grid has a huge surplus of power generation capacity. It is not intuitive but EV’s actually help our grid by adding demand overnight so we get paid for distribution capacity we have to maintain anyway no matter when it is used or not (must be able to handle peak demand). All we have to do sometimes for EV’s is to improve the “last mile” of the network like upgrading the local distribution transformer when more houses in the neighborhood upgrade their service from 100A to 200A but first we do this gradually as needed and as we see demand slowly increasing to 80% of the rated capacity and second these customers actually pay us for this work by paying for energy we would otherwise have nobody to sell to.

@@donm2067No, I am telling you we don’t have to. Read it again or educate yourself outside of mainstream media and social networks spreading nonsense. We have to trim energy production every night significantly because there is no demand. That is when EV’s are charging. We already have grid able to support much higher load during peak demand. Also contrary to what people think most EV’s only meet to charge once a week or even less than that, their load demand is spread randomly in time and we have easy tools to incentivize people to charge when it is beneficial for the grid with time of use rates (if needed). Of course you will hear politicians fight EV’s in Alberta but it is foolish as everything they do as they have their own interests and understand nothing at all.
