I just had a fence put in. I called my neighbor to come outside so we could look at the property markers together. We both agreed on the markers before I had the work done. It is so worth it to communicate with your neighbors.

I put in a new fence and spent $3000. It was a BIG yard. I called a surveyor and got THE FACTS instead of rumor. He put the pins in the proper place and my neighbor kept moving them - which is against the law. It is akin to stealing. Long story short they thought I didnt have a right to fence the yard since they liked to cut through. That stopped when our three large dogs arrived.

We had a fence that needed to be replaced but a tree was growing causing the fence the terribly lean. We went and talk to our neighbor and he said if you pay for the fence I’ll sell you the extra 2feet for $1. Good neighbors are hard to come by

My neighbor and I have a pretty much abandoned town road between our properties. After many years, we got together and hired a lawyer to petition the town to have it closed and re-deeded to both of us split evenly. We both required that the deeds make it clear that the drive down the middle is joint property for ever. We realize that any future owners might not be as friendly to each other as we are. Heck, I don't even call the cops when his massive watch pugs attack me in the back yard. 😂 I do tell him that I'm glad he decided against having dogs.

We put a fence re-model in the front which bordered with our neighbour. To make it look continuous, we asked them if they didn't mind if we changed our design, or if we could just re-model theirs too at our expense and we could agree on a new look together. They really appreciated the offer, we have always been great neighbours. Even when we did the side fence upgrade a years later, there wasn't any dispute over property lines, even though the overgrowing of trees had shifted things. It just didn't matter.

My mother had a survey done to install a shed on the SAME DAY the neighbor was putting up a fence. They were encroaching my mothers lout by 15 FEET along the back line leading to a couple hundred square foot wedge being sliced off her side. There had been a flimsy chicken wire fence between the two forever that it seems he was inching over every couple years when he replaced it, and over 15 years they didn't notice. (the back line is a wooded area) After that he was always a salty ahole and would say stuff like "you're welcome for taking care of your lawn" The important thing is, if that stuff isn't checked, after decades the lot lines can be grandfathered in some locations. If you own a home it's important to have your lot surveyed at least once.

We just bought a house last month (corner property, only touches 2 others), and our realtor and attorney were adamant that we get the survey... I watched a few videos online that said they were optional... I tell the lawyer as much, within 5 minutes he emails me a checklist of pros and cons for the survey. We change our mind and I call back about 20 minutes later, and before I even say anything, he answers the phone with "I'm glad you decided to change your mind." 🤣 Friggin lawyers

It's good you listened to your lawyer. He gets paid even more the second you have to make a claim for undisclosed faults. You can lose everything. Consider the incentives of videos innocently suggesting inspections are useless. You don't know who they are or their incentives. They could be house flippers or sellers agents. Don't give away your access to diligence simply because someone on the internet suggests it. Yeah you'll spend a few hundred but the downsides are far higher

First: I am a professional land surveyor with 52 years in the job and I have seen this sort of silliness MANY times. at 2:04 The survey shown on that survey drawing clearly shows the wood fence (probably) belonging to Lot 156 along the rear property line is entirely inside Lot 156. With a wood fence for Lot 170 (Elizbeth M. Allen) running slightly over the line by 0.1' (a tad over one inch) at or near the common lot angle point on the two lots. It is attached at ONE small point to the neighbor's fence, which was clearly built inside their own lot (Lot 156). That is common to ALL subdivision lots, in fact nearly all subdivision lots claim common ownership of fences lying on their common lot lines with that fence being ON the common lot line for both lots. A wood fence is (roughly) a half foot wide. being comprised of Posts and panels with the 2x4 panel spans. The common right rear corner of Lot 156 and the angle point for Lot 170 lies in a catch basin (concrete drainage structure) and this is why the fence on Lot 170 goes around that structure and is so wiggly. Both lots straddle a 15' wide drainage easement with 7.5' of that easement being on each respective lot (and yes, you can build a fence inside a drainage easement). IMO: To go to court over one inch of fence encroachment on any lot is simply DUMB! Get over yourselves, PEOPLE!

We moved into a new development and had a fence installed because i have dogs, but I made sure that I'm on the inside of my property lines, 2 feet on each side. I figured if I ever go to sell it, I won't have any issues with my fence. I did let both neighbors on either side of me, hook their fences to mine so we wouldn't have two fences running side by side and have to worry about mowing or weeding in between them. So, if they go to sell their homes, the new owners might have an issue but it would be their problem, not mine.

I bought a house (middle one of three houses) and the 'property line' between the houses was a row of ugly metal posts connected by wire. I told the neighbours on both sides that I wanted to put up fencing (4ft of solid fence topped with 2ft of trellis). The neighbour on one side offered to pay for half of that fence, and even helped me take up the old metal posts so that we could put up the new fence along the same line exactly .. but the wife of the neighbour on the other side said that she didn't want me to touch the posts and she didn't want a fence 'on her property' and so I put the fence on that side up 'just' inside the line of posts (which meant that I lost 6 inches of 'my' garden on that side). When her husband came home he wasn't happy that the old posts were still there, but I just refered him to his wife who (thank goodness) had written out her instructions about the fence on a piece of paper.

My moms neighbors are pretty horrible. There was no dispute about the property line but they down right refused to help pay for the new one. The wife even broke a section after it went up. But now they need to do work on their pipes and it turns out their pipes run along my moms house on her side of the fence and they need her permission to do work on them in her yard 😏 Which she has refused thus far. They can't do anything about it. You get what you give. We were given nothing so they're getting nothing.

I don’t need to have a survey done every time a new neighbor buys the house beside me haha it could literally happen every year. I have the paperwork saying the measurements & everything. The orange property marker stakes that are permanent in the ground are so you can see at all times so no need to do a survey every time a neighbor argues about it they can pay hundreds to get a survey if they want one so bad.

It is always a mistake to let someone build a fence even a little bit on your property. After a period of time (which varies from state to state), it will become their property, because they have been maintaining it. I tell you this from experience. My father was a nice guy and let it go... And then the neighbor sold his house to someone, who razed it and is building a large commercial enterprise. No zoning laws in my neck of the woods. Yes, I am sure. I can't tell you how much my father regrets being the nice guy. Judge Judy doesn't have to worry about those kinds of things, so she thinks that they are petty. They are not.
