I've been cooking using a crock pot for decades. It's so easy and an affordable way to get healthy meals. A year ago, I purchased an Instant Pot (it was on sale) and it was the BEST purchase I've made in years. Ya'll, it's to easy to prepare our own meals at a fraction of the cost. It's not hard. I make the most delicious black beans in the Instant Post in 10 minutes (after I soak them overnight) for PENNIES. They were way better than canned beans and BETTER! When I see cars stacked up in the line at fast food places, I feel sad because, for the time they spend in their cars, they could easily prepare a meal with one of these appliances for pennies on the dollar. The huge rise in property taxes are due to what "they" perceive to be what my house would sell for. Nope, I'm forced to pay for EV charging stations IN the city, revamping of high schools to have the bestest and biggest swimming pools, paying for police in the schools parking lots, etc. I myself get no benefit from any of those things mentioned. Normal homeowners like myself SEEM to be rich but it's only "paper wealth". Paper wealth(such as the perceived value of my house) is a good example of this. If I were a home buyer? I wouldn't hand over the $190,000 that this house is appraised at for the simple fact nothing other than maintenance has been done in the 24 yrs I've owned it. No add-ons, no upgrades, a 26 yr old front and back deck(which they assess taxes on and a really nice 26 yr old shed(again I'm assessed taxes on this SHED. So much for having LOTS of moolah in my pocket to spend😁

Your town needs to support the homeless and new comers who have urgent needs. The newcomers have to have health care, housing, educational, and living expenses covered. I respectfully disagree that the chaos starts now for the following reasons. 1. For the last two years, the word has been consistently that the US is in a recession. 2. Reading the same sources, including the WSJ, both candidates are confirmed as being economic morons who will generate hyperinflation with their promised goodies. Neither has disclosed, discussed, promised a balancing of the federal budget. 3. For the last few years, Dan has made very good suggestions on financial discipline and financial protections that WE/YOU can implement without waiting for the US government to get its act together. Have you followed the suggestions. If you have, then is no chaos in your life unless you had a sewer line break or had a car accident. I put protections on my cell phone and computer I purchased last week - Dan's suggestions. Last month, I added VPN - Dan's suggestion. NO chaos in my life.

Before each Presidential election, the economy is artificially propped up to retain seats of the incumbents. Immediately following the election, the props are removed. For example. About a month ago, some of the banks that agreed with the Federal government to defer real estate foreclosures until 2025, had stated they would start foreclosures this year. I just wonder how much we taxpayers paid to defer the foreclosures. Watch them fly now. I ran for state senate 30 yrs ago on the GOP ticket. Back then 33% in my rural Alabama county voted straight Democrat-- maybe 7% voted straight Republican...you only had Repubs run for the statewide offices. I lost 60-40 because of that "tradition". But in '16 Trump beat Hillary 75-25, and two years later every office from Gov to dog catcher went GOP. In 1990 I was one of 22 people...just 22...out of 12,000 ballots cast to vote in the local Republican primary. Today I voted and other than President, there was just one Democrat running on the ballot (Chief Justice/Supreme Court). Never thought I'd live to see this. We do things right in Alabama.

Screw going out to eat....I can create the most delicious meals at home for less than I would spend at fast food, which I would never eat these days anyway.....honestly cannot remember the last time I went through a fast food drive-thru. My exception is our local Mexican dive. Hard core pork carnitas street tacos for 3 bucks apiece. All I can do to eat three of those suckers!!! I also frequent my local Qdoba. Monster burritos that I can supervise the construction of, with great meat, sauteed veggies, guac - $12. Sometimes I cant even finish it. Maybe an occasional pizza from our local dive pizza place. Othewise I be cookin' up a storm. PS - can I have a little bit more sauteed veggies???!!!! I have done that.

That's how my husband feels. He does all the cooking, and I do the baking. I asked him if he would like to maybe order in those complete, freshly made meals for a week or two and give him a break. His response was like yours. He says he can make better food for half the price and he enjoys cooking.... We seldom eat out now. Even birthdays and anniversary's are at home cooking for friends and family.... and we all have a great time!

Took the 4 grandkids out for dinner at local restaurant to celebrate the youngest one graduating from University. We each ordered one of the "blackboard" specials had 1 bottle of wine and 2 beers. Tax and tip was $90.00. Food & drinks were $220.00. I don't even mind paying the tip, because service was good considering only one person was handling the bar and servicing all the tables. But the gov't taxes are getting to be beyond reasonable... especially when they usually are wasted money. Two years ago the gov't finished a 10 year project of installing bike lanes on all major streets in our 4 millon population city. Today they announced they are taking them all out because bike lanes cause vehicle traffic congestion...... Of course it causes congestion, you narrowed 2 vehicle lanes into 1. We told you that when you started digging up the streets. I can't believe the incompetence of our elected officials. All these construction companies must be on the take...

I have a cafe in Montana. I go to Costco every single day, yesterday the parking lot was completely empty, I was kinda excited because I could actually look around and as I was Checking out, I said, wow, I have never seen this place so dead, they said that it was so slow they had to send all the staff home because they were losing money compared to sales! Where I farm in California you can rent farms for the property tax bill. Taxes range from $200 to $260 per acre. Included in the bill is a water district charge of $140 per acre.

Just did a quick google, say $13K to 20K/acre to buy irrigated farmland in CA. $260 - $140 = $120 for the underlying land. $120/$13K is less that 1% land tax, seems reasonable for services like roads etc.

I know a guy that has apartments and most of his tenant's still can't pay full rent, all the costs have gone up for him (electricity and gas) and he says that he is going to have to raise the rents, so he put out a notice that rent is going up, all the tenants say that they will sue him if the rents go up because of the covid law, I looked up the covid law and the state website says that the covid law was only active for a year and a half so we are in 2024 now, so that makes it 3 years in unpaid full rent, I think that he should be able to get all that back rent out of the tenants but he says that the state (California) won't let him, and that he can only raise the rent 10% per year, so he is saying now that he has to evict all his tenants because he owes to much to keep the tenant's, that he would be saving $6500 in payments if all the tenant's where gone. so all together he is trying to Not go bankrupt. and lose the property.

So high prices indirectly are doing people a favor, of sorts, because many times food is substandard and sometimes dangerous to eat. Now it's so expensive that a paradeigm shift has taken place--the way people think is now to buy food and prep it at home. There's less chance it will be tainted or contain cheaper ingredients. Health conscious people also can make meals and have choice as to what the contents are. So this creates another choice for people and they ultimately also save money whilst eating healthy.....

And when that didn't work anymore there were Hedgefunds. The first lackey employees were the ones at the company wheel. Farmed our iconic companies out to the hedgefunds. Cos. go out of business sure, but the "honey pot" ones were not hunted when we had ethical people in the govt. and business. Everyone's interest was in going higher and building better for our country, there was no "what's good for me and my 'career' only". No, we do not pay billionaires to crush a company (it is easy to do by the way a negative thing is always easier to do or have the attitude of. they do not know why.) we PAY them to improve the company or at least keep it at even keel, not to stomp on it, set it up for such, so they and the rest of the buzzards can pick the bones. We have this severe problem of billionaires because a thing started that CEOs and others got paid by contracts, sev. packages, but especially the stock options. When that started, it seems at the same time, many companies went down and got hedgefunded, dissected on the chopping block. Another crook that created our crisis today is the Real Estate, call it what it is, Industrial Complex created the problems we have too. The real estate lobby kept the prices artificially inflated during down turns, the most horrendous abomination of this was the bust of the dot.coms, particularly here in CA. Real estate priced way, way, over its worth in the economy. It effects the price of every product and service. Keeps people dependent on rentals... These two things in particular severely skewed the economy. Here we are today.

The insurance story makes me mad, but in California it takes about $700k to a case to trial. My hospital gets sued all the time for stupid easily refutable charges. It is just cheaper and easier to give the $50k - $100k to make them go away. How is this sustainable?
