Heyy! The villa belongs to you, the land belongs to the owner, however the contract includes an extension clause. It is in the best interest of the land owner to accept an extension offer because you could destroy the build and leave the land with ruins which wouldn't be great for him.

Hi, thanks for your question, There is a clause in the leasehold contracts that will give you the option to extend the leasehold duration of the land directly with the landlord at market price. The current Bali market has been proving some of the highest ROIs in the real estate market world wide. If the ROI (Return on Investment) + IRR (Internal rate of return) is taken into account, the 30 years leasehold makes it a very profitable. Freehold: Harder to buy, Higher cost, very hard to resell not even to mention with a profit margin, low ROI through rentals since the cost is so much higher than leasehold but returns are the same. To acquire a freehold as a foreigner you also need to create a PT.PMA which will both impose fixed costs and variable costs further decreasing the ROI. Leasehold: Easy to acquire, easy to resell, especially with a profit margin, High ROI through rentals. If you have any questions, feel free.

Yes a US citizen can acquire villas in Bali without a problem. However depending on which type of titles he is going for there are different criterias that have to be met. There are no specific recommended bank but do note that loans are not an option in Indonesia. Yes the price will stay them same whether our villas are sold to a foreigner or local. Our 1 bedroom villas are renting for around 100$ a night with an occupancy of 90%.

Yes absolutely! So we dont propose a lot of freeholds for several reasons. We don't encourage freehold investments because they lead to a much more complicated deal and also a much lower ROI in all the cases. Here is what we've learnt over the past 17 years working in real estate in Bali. Freehold: Harder to buy, Higher cost, very hard to resell not even to mention with a profit margin, low ROI through rentals since the cost is so much higher than leasehold but returns are the same. Leasehold: Easy to acquire, easy to resell, especially with a profit margin, High ROI through rentals. Just some food for thoughts :) This is not even taking into account the costs of having to set up a PT.PMA to buy a freehold property. Let me know what you think!
