Nice design only minus no solar panels And no Canggu area thanks I am not looking for traffic jams and no leasehold but freehold only ;) I'm having local area only where almost no foreigner around I prefer to be around local Balinese :) yet maximizing using solar energy for everything including computers, air conditioning and water heater, it's so abundant but most people neglect it including better ground water filtration including catching rain water and purification, these 2 vital things most people cannot think about.

Leasehold? so I am not the owner. I'm just renting it. I never pay this amount for a rent even if it is 30 years. If I pay amounts then it must be my property so that i can sell whenever i want.

Hello @aliaydnargun8807 It's a potential second floor :) Foundations and structure have been built to support additional building on the second floor. The building permit + SLf/PBG permit and Rental permit has been applied as a 2 floor villa. 🙃

With an estimated ROI of 15-20% yearly, the 30 years of leasehold is more than enough to reach your complete return on investment + create consequent profits over several years. This is the Bali market boom :) We don't encourage freehold investments because they lead to a much more complicated deal and also a much lower ROI in all the cases. Here is what we've learnt over the past 17 years working in real estate in Bali. Freehold: Harder to buy, Higher cost, very hard to resell not even to mention with a profit margin, low ROI through rentals since the cost is so much higher than leasehold but returns are the same. Leasehold: Easy to acquire, easy to resell, especially with a profit margin, High ROI through rentals. Just some food for thoughts :) Let me know what you think!

If the ROI (Return on Investment) + IRR (Internal rate of return) is taken into account, the 30 years leasehold makes it a very profitable. Freehold: Harder to buy, Higher cost, very hard to resell not even to mention with a profit margin, low ROI through rentals since the cost is so much higher than leasehold but returns are the same. To acquire a freehold as a foreigner you also need to create a PT.PMA which will both impose fixed costs and variable costs further decreasing the ROI. Hey Kyle, we actually built a few of these identical villas and did not have water problems. Our rooftop edges overlap by 0.8 to 1 m which is largely enough to prevent rain coming into a 3m ceiling height. You also have the possibility to enclose the living room with bay windows, we have done that previously! Of course it will come with additional costs but it can be done in only a few days! This is Incorrect. You are easily able to resell your leasehold contract and even rent your leasehold property on airbnb to generate an ROI of 15-20% yearly. It is actually even more complicated to buy and sell a freehold property in Bali, which is why 95% of buyers will go for the leasehold opportunities. Further more, here is what we've learnt over the past 17 years working in real estate in Bali. Hello, it's an excellent point. But the main thing to take into account is the yearly ROIs in the Bali real estate market. Averaging 10-20% yearly on short term rentals without taking into account the IRR (Internal Rate of Return) you can expect 300-600% rental profit returns before the lease runs out. (Based on current numbers and 30 years lease). Furthermore, you own the building. The contract includes an extension clause at market price for the land only. The land for 30years is only worth a fraction of the total value of the property. Hope this gives you some clarity and insight on real estate in Bali :)
