Hi, I’m a documentary filmmaker and I’ve spent the last 12 years working in China. I wanted to comment to let you know that you did really well in your research. (Although the Chinese pronunciations are at times comical, sorry!) There is one thing that is worth adding: Chinese municipalities earn nearly no tax revenue from e.g. real estate taxes. Their only income is from land lease purchase taxes. That is why they constructed so much - they had no other way to earn money from these homes. (There are of course income taxes and taxes on businesses but it’s still a huge hole.) This is something that China will have to change and quite urgently so. Secondly, Xiong’an. You are right, it’s in the shitty part of Hebei. But it’s also in a flood-prone area. We have already seen Beijing Daxing airport flood multiple times and Xiong’an as well. It’s a, honestly spoken, stupid pet project. Shenzhen filled a real-world need - Deng Xioping wanted Guangdong province to have a way to escape abject poverty. Nobody in Beijing or surrounding cities really pines to live in Xiong’an. We will see if it can be a success.

@@ty-ger4300He is right. China built houses and buildings to last for 30 years because most land leases only last for 35 years. So builder is expecting that the land will not get the lease renewed and demolished for a new build.
