Thach for sharing your knowledge. I am so grateful you took the time share your knowledge. One question I have is how do you deal with pest problems such as ants or roaches or others. Do you eat the. Out of hiring the pest control or do you have the tenants bear the cost? Thanks.

I've often considered mini splits but I have read that they do not last long and any broken parts or repairs are very difficult to service. I live in northeast USA. How long have your mini splits last and which model(s) do you use in your rentals?

1st I like using TPO for my roof membrane. Then doing a deck like what your doing above it. You can also use PVC.

I want to build a 40 unit apartment building on level lot. What type of material that's the cheapest yet durable. I was thinking concrete on 2 level parking on the 1 and 2nd level. What can I look to construct the 5 levels of apartments. Precast concrete, steel, masonry, wood? I live in Honolulu, Hawaii. thanks.

Most people can afford monthly payment. Problem is downpayment.
@rpvitiello4 ай бұрын
@@adriank2959 and taxes, and maintenance, and repairs, and emergencies, and insurance. A rent payment is all inclusive of those things. For a mortgage to be affordable, it needs to be half the rent you are paying in a place like NYC. $4,000 rent means $2,000 mortgage for total average monthly expenses to come to a $4,000. Otherwise it’s cheaper to rent.
