It would have been more beneficial to tear down the old house and build a multi-unit rental. This would keep rental prices reasonable, more units=more tenants. A win for the investor and tenants would have disposable income to build wealth and not be lifetime renters.

I respectfully disagree. Buying raw land is subjective and depends on what purpose you have. It sounds like this dude is a city dweller waiting for money only. I’ll trade my rental townhome for a nice piece of raw land where I can hunt, fish, and therapy out away from the city any day. The time spent on the vacant making memories supersedes a few hundred dollars cash flow coming in and in 20 years, it will have only increased in value.

Thach is nice enough to not raise the rent and force the tenant out, to rehab this house and get more rent. Many landlords are not as nice, especially with the basement being high enough to add rooms.

I liked your thought process. however from last 20 years you have paid lot of money on mortgage, maintenance, repairs, vacancy ,property taxes although you got rent, depreciation , inflation. How much ROI you ended up. It looks to me from 249k+45k to 700k now. The profit of400k is not justified considering inflation, expenses and all such factors. you might have spent close to current value

The tenants paid off the mortgage, he now has $3500/mo for the rest of his life. The $700k is just if he were to sell now. Cost of homes (especially in Seattle) will just continue to rise. He can now also leverage the $700k in equity to buy more real estate.

Sorry to burst everyone's hopes, but it doesnt quite work like that (yes blud is selling you hiw course and items). Yes he did make money hypothetically, but over 20 years there was defintely a lot of repairs needed, applicnces going bad, roof damage, etc. Real estate can be a great avenue of wealth, but it is not at all as sun shine and rainbows as people show you online.
