Zero down is renting from the bank. 20% down is renting from the bank with the risk of losing your down payment in a downturn.

I moved from Tampa to Florida a few months ago and I’m thinking of purchasing a single family home there, but with real estate prices currently through the roof, is it still a good idea to buy a home or should I invest in stocks for now and just wait for a housing market correction? Looks like NVDA, TSM and AMD and AVGO are strong buys this week.

it’s a personal decision, but according to Forbes, housing activities will remain stagnant for the most part of the year, so maybe hold off a little.

well you could put a downpayment on a home and as well diversify as much as you can into Ai, energy and big pharm. stocks like Pfizer and JnJ, ASML, MLM and S&P 500 ETFs. I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I making a whooping $738k in Q4 last year

There are many advisors to choose from. But I work with 'Leah Foster Alderman' and we've been working together for years and she's fantastic. You could check her if she meets your requirements. Just research the name. You’d find necessary details to work with

Florida in general will go down 20-30 percent. Thanks to the large influx from the northeast during COVID we saw those people pay way over asking (50k-120k over) and waiving inspections increasing homes in Florida. The same can be said for Californians who moved to Texas and other states west of it. The large migration to other states has ended and we aren’t seeing any movement in the housing market. I don’t feel bad for those who overpaid for homes in Florida or Texas and will be upside down. Prices will come down, the majority of locals who have lived here all their lives cannot afford to even qualify for a loan.

Look back at 2007-2008... home prices trickled down for 3 years (2011) before the bottom. its now 2024, so same thing will happen again. 2026-2027 will be the bottom..homes will be 25% less in 2027 than they are today

This is happening in pockets of the SF Bay Area. Overall the overly inflated houses are coming down or just not selling and on the market for months. I feel badly for some buyers who bought in 2022 (at the height) and are now trying to sell at a loss. My neighborhood was never super inflated so houses still sell for over asking price.

Just the coast in Florida is a problem. We moved to Ocala 6 years ago from MN paid cash, 💰 it is affordable INLAND that is the key, Ocala is booming. We don't get the hurricane damage at all.

Lower interest rates will still not account for elevated (bloated) house values. In some areas, home values have more than doubled IN THE LAST 4 YEARS! Incomes have NOT risen by much. Look at almost every region and price to income ratios are way too high. Add to this higher taxes, higher insurance rates, higher fixing/remodeling costs. The question is, WHO is going to be able to buy/afford these expensive houses?!?!? Just like the last crash, the home values were rising like crazy, until they were not. All the realtors were jumping for joy selling overexpensive homes with no thought about the issue of unsustainability. When the time to adjust arrives, those areas that had gradual realistic rising home values will do better than areas like Florida where houses more than doubled due to Covid.

Property Taxes and Insurance keep increasing significantly that is also impacting the ability to pay the monthly PITI. Mortgage payment stays the same but most large Banks are allowed to escrow 3 additional months in PITI. This alone will increase monthly payments by a lot $300-$500 or more. This does not apply to everyone.

Florida has a homestead exemption that can be applied for after residing in the dwelling for a year and another one after turning 65. These exemptions are transferable from1st home to the 2nd home also (after 2 years). The problem in Florida and probably most states is the hosing market prices are now high and so will be the tax assessment.

I believe the new NAR rules will just create more FSBO and off market sales outside the agent system. I predict more agents will quit due to the increased off-market industry.

If the seller is offering a higher compensation to the buyer´s broker, and the written-buyer-broker agreement states a lower percentage, the amount in the buyer-broker agreement prevails. Again, even if it´s lower than the amount offered by the seller.

The latest news from the Fed seems to have them cutting rates in September, kind of sort of maybe. Then it's off to the races for housing prices again...with no real correction.

QUESTION- We are moving to New Jersey next week (South - Ocean County). From what I’ve been reading it seems as though the real estate market in NJ is doing well. Homes are still selling over asking.

If you are leaving paycheck to paycheck, or your income has not DOUBLE in the last 4 years then stand down, continue to rent. The last bubble 2008, and you think it can continue withstand. A total of almost 700k layoff since 2023. A 1 Trillion Commercial Real State loan is due on 2025. Business closing down left and right nationwide. Walmart 22 stores, Bed Bath and Beyond 896, Wallgreens 150, Donkin Donuts 450, GAP 220, CVS 900, 99 cents only 371, Best Buy 20-30. @Kat, it seems you DON't Understand what it means to buy a house at the peak. National Debt is 34 Trillion, ask around what's happening about property tax? it is going up 2x, 3x depending on area. Home insurance same. On another note: credit card, and home mortgage defaults are almost 30%. 3 of 10 CC can't even make minimum payment.

I'm hoping prices go down significantly but if housing value went up more than 100% since after 2008 crash then a foreseeable drop in housing value of 50% or less is not really a crash. The housing value are inflated so we pay more taxes, possibly to fund wars or to go in the deep pockets of greedy people. Housing value, gas prices, commodity prices etc. are inflated and the fluctuations in stock market are dictated by the elites who capitalize on events that will give them the opportunity to gain more money and resources. I expected the Case Schiller Index to get back to trend as the fed increased interest rates, but that hasn’t happened. The last time rates were this high , the market corrected. Now it doesn’t seem to be happening. Now it’s just a question of time, in terms of what breaks first the consumer, the economy , or housing market.

I could be wrong but I think home prices and rents will be way down in 2025. ! We relocated to the Midwest for cheaper rent because you can't afford basic things in this economy. My husband been a remote worker the last 4 years. We were in Dallas Texas area. We have been apartment renters. If I was to buy a house, honestly it would take a lot for us to relocate to another city. Hopefully people relocating and buying homes will slow down in 2025. You can only relocate 2 to 3 times in ten years ! Hopefully these people buying homes are real home owners and not investors. I honestly think most of the housing crisis right now is being caused by investors.

There is no bubble. Nobody HAS to sell their home. Prices are where they are and they’re not going down. Building more homes and apartment buildings now is the only thing that will help.

@@dzl8596 there absolutely is a bubble. Any major disturbance in the economy is going to force people to sell. However, unlike 2008, the cause of the next financial crisis isn’t going to be homes, but they will be affected for sure.

Buying a home now means in less then 15 year your losing most of that built up equity related to more home owners done having children raised age 18 putting those homes back on to the market? Where are all the next generation of heterosexual couples coming from to become homeowners an why would they take on 30 year mortgages when the following next generations a likely will be far far less is size demanding more housing space? No answers? The room is silent as a ghost. We need to ban 30 year mortgage because they don’t make good business sense an neither do higher home sale prices. The sooner there is an end to 30 year mortgages the sooner home prices would fall to reasonable levels to have more people take out 15 mortgages a never again over pay for housing an not overstay.

We are shifting to a renter nation. Less natural born Americans getting married and having kids, high divorce rates, poor illegals moving in. By 2040 60-70% of the population will be renting.
