I bought new in Florida and HOA is now $450 and will double again. At least I didn’t have CDDs which are a killer bond type payment.

Colorado native. Most people not from Colorado always talk about how beautiful it is. When in fact it is at least a third ugly prairie desert. All of the new builds in the last 30 years are a disgusting tan and brown generic box. Usually mass manufactured by Swinerton or McStain. We call these houses the 'beige fungus'. Because from afar, these neighborhoods look like a biege fungus creeping across the land. These are the HOA neighborhoods in Colorado. Ugly houses, made out of particle board and Tyvek. Million dollar homes made with 25k in materials. Insecure, controlling people with nuerosis live in HOAs. Ugly houses for ugly people. Louisville Colorado was improved when half of the ugly HOA houses burned down due to aging electrical infrastructure. Blessedly, with the population collapse and childlessness crisis, most of these neighborhoods will be empty in a generation.

Hello mrs. Baker ! I just watched a few of your videos, I found them interesting..... I was curious to learn a little about the real estate market in the USA since I have many friends that live in the continental USA (I am from Israel). If you have a few minutes to spare, I do not want to bother you (I can imagine you may be pretty busy in your work) as a non-american citizen I would like to ask you a curiosity: is there any significant difference between buying a home through mortgages or buying cash ? Assuming that I have 1 or 2 million dollars to buy a home, taking a mortgage is advantageous or should I buy cash ? Thank you very much for your attention. The first house my wife abd I bought in 1990 was a 1904 “Painted Lady” . Totally agree; I’d never buy another. Yes, the craftsmanship and woodwork were gorgeous, unfortunately, nothing is standard size or even a “thing”. Where does one buy counterweights for your double hung windows? What a hassle. We dropped thousands to put in a beaver system to keep the basement dry. They’re okay if you have some carpentry skills.

There is a silent forclosure markey that no one is talking about. As mentioned by Jackie, not every seller is on the MLS.... I think they are called "shadow inventory" there is a lot of it in many markets now... and they are silently being sold without being on the MLA. A few analysts are warning of this market.

The only reason why college is a big deal if you want a career that absolutely requires it. So many students want to be an electrician but are thinking they need an electrical engineering degree. ABSOLUTELY NOT! Remember that the trade schools are available, but they cost more than a ,iberal arts degree. That is not good either. It should be free since it is national emergency due to the housing crises. This would be a great issue for the new president to tackle if he actually wants to solve problems. Unfortunately, that is not a priority for most politicians. The only person even discussing it is Bernie Sanders since 2016!

I bought a house this year that I secure at last year's price. I am house poor but house prices have increased so much this year that I don't think I could have afforded to buy one anymore. I rather struggle and own a house than live in a rental

This is what can happen with condos: A construction company either does work for the association and takes ownership of some condos as payment or buys a few condos when the price is low. Each condo is a vote and soon someone from the construction company is on the board. He makes sure all he bids for repaving the parking areas to snow removal, all come in too high (from his friends who have their own construction business) but his company will do it ‘cheaper’…which is the regular rate, but not surprisingly his company gets every bid. Then he makes sure all the upkeep and repair bids come in too high so the board puts off repairs and the community areas start looking shoddy. Values go down and people complain but this construction company controls the board, so nothing is done. Soon people start getting rid of their condos causing the value to drop further. Then the construction company swoops in and buys up blocks of condos and now the board can then vote to go private ownership or decide that all the condos will be rentals - and not be a condominium anymore. In Wallingford CT, a company slowly gained control of 80% of the units at Parker Place Condominiums and told homeowners they all had to sell out even if they fully owned their condo because the entire complex was being turned into rental units. This happened not only in Connecticut, but New York, Florida and out west too. Going to the State Atty General or banding together to get a lawyer did no good. Owners had to sell their condos at a loss to the controlling company and move out. Following this, a local construction company and my condo’s Board of Directors in my town tried to do the exact same thing - but we caught them early and have been fighting against their takeover. It’s exhausting, frightening and can happen anywhere. Don’t buy a condo!

There was a 3-story mansion 2 blocks away from where I grew up. The owners' grandkids told me that when they were little that, once a good cushion of dirty laundry was stacked up in the basement, they would jump down the laundry chute for fun, a good 25 feet since the house had 10 feet from floors to ceilings. I had visions of the Granny's servants pulling out the laundry to put in the washer at exactly the wrong time.

👌🏻Got into a 1960 lake good deal. Renovation is hell.: septic, ac, electric and panel, well, pipes, roof, mold, you name it. Won’t do it again.

Stay away from new homes all the new homes are built fast and with crappy materials along with lazy unskilled workers you take alot of short cuts doing things wrong.

I think you are too hard on old houses--so long as you have a good inspector letting you know what you will need to do, they are often much better than new houses. New houses may have outgassing from unproven new materials, or insufficient ventilation. People with multiple chemical sensitivities do much better in old houses, for example. Old houses have high ceilings and are designed to keep you cool naturally in the summer, with cross ventilation and large windows. For winter, they often have multiple back-up heating modes--fireplaces, radiators, AND electricity--so that you can stay warm even if the electric wires are down in a storm. And they tend to be better for families and provide more quiet and privacy because they are not built on open plan--there are actual separate rooms for the kitchen, dining room, and living rooms! I live in an old house where the lead pipes and old wiring and lead paint were updated many many times--in the 1930's, in the 1950s, in the 1970's, and in the 1990's, and I have been updating all those house systems myself over the past 20 years as even better systems became available. But by all means, warn people off of a good thing--it keeps my taxes low if people are prejudiced against old houses!

This was really good information. I bought my home 19 years ago; it was built in 1965. I wish my home inspector really knew how to inspect. I knew I was upgrading the main panel from 80 to 200 Amps, but didn't know how really bad the wiring was until I had to turn off six circuit breakers to work on one electrical box. By my 20th year, I will have replaced all of the wiring up to to Code. I only had six inches of insulation in the attic and didn't learn of it until my first winter utility bill surprise. Just recently, I discovered there was a chimney fire in the house in the past, and the only reason I discovered it was because I was doing a full kitchen renovation, and had to fix it. Get a good home inspector. Jackie, does it help sell the house to have a detailed repair and upgrade history?

I've lived most of my adult life in 100+ years old houses. The oldest one being from 1840. I'll take old house problems over new housing development any day.

I owned a house for a little over 20 years. While it was nice to know I had my own "little slice of heaven", i never really owned it, there were mortgage payments, and all the other surprises that home ownership entails really started to make me feel a slave to the house. A divorce a little over 10 years ago and the splitting of assets left me with some money, and friends and family were encouraging me to buy another property. With the huge price increases in houses, it would take most of my money as a downstroke and leave me having to work for the next 20 some odd years to afford to pay down the mortgage starting at 55, i thought screw it I'll rent. Best decision ever. Threw the money from the house into investments and that allowed me to retire at 62 instead of having to work til I die. Looking at the bar graph in the video, I'll compare costs. Utilities: $720 (I have to pay the electric bill, heat and water are included in the rent), Maintenance and Renovations: $0.00, Property taxes $0.00 (the landlord pays that), Homeowners insurance: $322.00. Instead of the roughly $16,000 the average homeowner pays yearly, I pay about $1,050.

Ridiculous episode. Twice we have provided shelter to children and grandchildren in crisis who were unable to afford anything at the time. Had we sold and moved to Florida they would have been in homeless shelters. Ask the friggin government why there is so much money for war, migrants, etc.,etc., but hard working Americans citizens can’t even afford adequate housing. Get a grip on reality!

Im glad you brought up knob and tube wiring, if possible, if you do buy these old houses, ask about the wiring and get it in writing that theres none, as my grandmother was told when she bought her husbands childhood home, that there was no knob and tube left, funny that we found it, but we had no proof they promised there was none, and my mom (the person who found and replaced it) said it was probably days from sending us up in flames

I'm surprised there was no mention of a semi-detached home. They are great for a first timer to buy and sell after building some equity, but as a lifetime house, no way. Think about the risks involved with someone owning the other half of the structure you bought and live in, them not maintaining to an acceptable standard, noise and fire issues, personality differences, gives me the willies.

I agree and appreciate with all of this advice, but as a first time home buyer, we have no power. Saying no to all of these is saying not to buying a house. Every time we’ve gone back to the seller to negotiate, they terminate the sale.

My condo is in a solid 100-year-old building with a comfortable reserve and an HOA fee that covers all utilities. It's great. I wouldn't be able to afford to buy in this awesome neighborhood if condos weren't an option.

My home is from the mid-late 90's, my Mom's is just around 100 years old now. I am scared when we have storms, WIND scares me. Growing up, I never heard my Mom's house creak from wind. Or for mine to have such foundation issues compared to my Mom's, with hers being so much older. I would say homes built in current years are the WORST purchases. I don't know a single person that hasn't had a major issue in their new build. I mean being unable to use a bathroom for a year, or having the entire second floor flooring redone because they installed it incorrectly, but they were without flooring for months. Major major issues that builders aren't quick to fix, because they're too busy building other homes poorly.
