I've been eyeing up a 10 Acre plot that runs down the side of a motorway,its not been farmed in over 10 years and last time a house was kept there was again 8 years ago but no idea how to price it,and I know that's the first thing he will ask as he has done on 2 other plots?

You could but you would have to get permission from the owner and also live in temporary dwelling like a caravan that's what other farm workers do.

Mate, I absolutely want to retire in 7 years time and buy some agricultural land when I get me pension. I would buy it now if i could get a mortgage or find a seller to accept monthly payments. Apart from Wales, where else can I find cheap agricultural land . Does the 4 years and 1 day rule also apply in wales ?

I'm not sure but I think it's easier to live on your farm in wales not that clued up on wales though will have to read up on it and see how things work in wales itself..? But go for it if that's what you really want to do then don't stop until you get there and good luck

Call the planning departments in a couple of Welsh counties. Here the Welsh government has said eco houses should be looked on favourably by planning departments but should be made of environmentally friendly materials. The five year rule is not automatic. If you put in a caravan or tin shack up you are unlikely to be allowed to use it as a permanent dwelling, particularly if you do so without permission. We do have a caravan as an annexe, but only because our ancient cottage is too small for a four generation family. We have to reapply every five years and prove we still have a family need for it. I attended a meeting about building a cob or straw bale based houses, thinking to allow my son and his family to have that instead of the caravan. It seems they are often accepted but only on the grounds that living there will allow you to work there ând make an income or provide for most of your needs on the property. They are likely to expect you to live very close to carbon neutral, so no driving miles to a job elsewhere etc. Whatever you build must be accepted as sound by building control. Planners are interested in environmental impact, suitable access etc. but building control departments are in charge of safety for residents and others. But get an advisor to come out from the council to tell you if you are likely to get permission for a dwelling and what kind it might be before you make an offer offer on the land. No point ending up with a couple of acres miles from where you end up living. Two couples have ended up with land here they can't use. One bought and applied after but were turned down for either a dwelling or change of land use to build a chalet to let as it is on a flood plain so only suited to sumer grazing. The other couple built without permission, lived there a year before court proceedings began to make them remove there unsound structure. They lost their case and now can only camp there occasionally.

Hello, love the videos. Quick question, your land looks like an established farm with nice fencing around the perimeter. Looking at land online, all pasture land is bare and making any changes would make it stick out like a sore thumb. What advice/thoughts do you have in regards to fencing/securing your land as soon as you buy it? Thanks

You should have no problem fencing off your land aslong as it is fencing used around farms. Fencing like stock fencing or the type of fencing I have there is no need for planning for fencing

Great vid Craig! Do you think peat land is worth it? There’s 7 acres near me for 20-30k but I think it floods for a few months, I thought it could be good to plant it and turn it into a nature reserve and build certain bits higher to drain it but it could be a waste of money, any insight would be great cheers :)

You could bring in soil to build higher plots in the land but would be expensive. If there are dips where you could dig a pond and drain the land into that area or a couple of pounds that may sort it out. I had a boggy area on my land and built a pond and it's totally dry the area now and the pond is all-natural. Depends on how flat the land is..?

Because there was already planning approved for stables when I purchased the land but lapsed then I got it again and built them for a partner. She gone horses went so changed land to agricultural but that was 8 years ago
