@@tanchengs5502Assuming increasing 3X in 30 years, it is only 3.7% yield per year! Assuming 10% yield per year for S&P500, in 30 years, it is more than 17X. I agree with OP it is a very poor investment in Malaysia housing. I could invest in Tech stocks to yield 20% per year for “long term”. In 30 years, it is 237X.

我是大马人也有投资4+1Properties OK 啰 So Far So Good..首先不要乱乱出租给不三不四的人..放慢点看好Tenant..House is Long Term Investment..但有时也有会面对大大小小问题出现, 只要有点心情准备和Standby,Back Up Fund 那就OK了..Most important if No earthquake, Hurricane, Tornado then all is almost small matter. 在大马房地产房东的玩法只是=多数只是玩玩上下价格而已..either Rental or Selling Price. 😂😅..But All is just Depend on Area..
only women can marry over and get PR. Men cannot get PR even if wife is Malaysian. Also if the child born to malaysian mother but not malaysian father, the child also cannot get PR. Only if the father is Malaysian then the child automatically becomes citizen, not just PR
however, mm2h applicants are bound to buy properties in certain special administrative zone. In other words, there is no choice. It is not surprising that one cannot sell his or her property after holding for 10 years.
Ringgit this currency note is the devalue currency asset. It is so damaging against USD and SGD. Malaysia is considered a high debt country. Just few more steps ringgit will just become like Argentina peso. Hopefully you understand what I am talking here.

Malaysia's debt is 60% of GDP, Singapore's debt is 200%+ of GDP. Malaysia's economic growth in the second quarter of 2024 is 5.8%, Singapore's growth is 2%.

it is too risky and not worthwhile to hold the property for 10 years. there is no guarantee that the property will rise in value and can be sold as well. therefore not worth going for mm2h
I could afford it but investing in Malaysia housing is poor investment. Major of my investments are in Tech, Medical, Necessities in the US market. I am going to work 10 more years so I have time!

When I retire, I will have about USD $20M. But I still don’t want to invest in Malaysia housing or assets. I could get a much better return in the US market.
