My home is 100% paid for. I have ZERO credit card debt. No car payments No Child support or ex-Wife payments. I don't smoke, drink, gamble, do drugs, or chase hookers. I DID however "co-sign" for Student loans, and YES, my Sister defaulted 😖. It's up-to $278,000 now 🤯 Now I'm permanetly disabled, having deleveloped Multiple Sclerosis. I'm Collecting my 2 crappy Pensions early, and receiving Disability. Now I'm watching the World go by, and I don't have credit🫤 Any suggestions?

Hi Ninja, we live in B.C., Canada, in the heart of lumber production territory, and I can tell you we have no shortage of workers, trees, or routes/means of getting lumber/plywood/O.S.B. out to market. All the producers have gone from 3 shifts 24/7 production to 1 shift, and doing a week long " holiday " intermittently through out the months. The shipping yards are stacked up four slings high, with no where to send the finished products because the demand has collapsed. They are going to try to hype the consumers into thinking that there will be huge price increases due to environmental circumstances, earthquakes, meteorite strikes, the dam above the only highway broke, etc. etc.

you know little about b.c.'s forest industry , we are regularly closing mills due to lack of tree's due to pine beetle , fir beetle and spruce bud worm , never mind forest fires

@@charlesboston1 If they never cut ANY TREES DOWN AT ALL, bugs will have a chance to eat more trees. To many trees in a forest chokes them out. Since the 2008 crash with all this money printing ever since, with the population diybled, but with half the houses been built since 2008, hardly any lumber has been cut in all that time, means forest are full as heck with trees, so lumber going up in price at all is bs.

Another interesting indicator might be the sale of power tools. I was at Lowe’s today. There was a Bosch rep in the tool area and I started chatting with her. Long story short, I walked out with 2 saws for $160, 3 free batteries and chargers. She threw in the third battery and 20% off on top of everything. I have never bought quality power tools so cheap. I saved $350. All the boxes were covered in dust. They had been on the self a long time.

Part of that is the quality of the cheap tools is similar to the expensively priced bosch tools. So they just sit on the shelf until there's a good sale. I used to purchase Makita tools which worked about the same as the cheap tools. I found very little difference except for the price.

Hello from a brother-in-JC, FF2/EMT from the Granite State, Live Free or Die. Been tracking lumber price since 2020 just by checking the price of an 8-foot 2x4 at Home Depot and taking a picture of the price tag with my phone (which records the date). It's definitely going down and I have the pics to prove it! However, I noticed anything finely milled (like T&G pine panels) have stayed about the same. My mother lives in the Boston suburbs, which appear to me as an air pocket in the sinking ship. There's a ton of money in the area AND early-stage construction, but I still see the signs of sinking when I look at the "boiler rooms, second & third class" (I'm a Titanic nerd since the wreck was discovered in '85). One new project is right across the street from my mother's house. Builder bought 1940s cape style house in 2019 and got approved to add a full second floor + enlarge footprint. Pandemic got in the way. Site was idle, permits expired, bank took the property and just sold it to another developer whom I have met & talked to. They are filing for the same permits & plans the previous developer had. He said he has other projects around this area. One of them are a pair of new homes from a 2021 "raze and rebuild" project on the main street, wooded area about 1/4 mile from Boston's inner belt highway. Talk about perfection! YET THOSE HOUSES DIDNT SELL WHEN COMPLETED LAST NOVEMBER. There was a price reduction almost right away. Then an open house. A couple months later another open house. Finally in March ONE of the two houses got a "Sale Pending" sign which it's had ever since. The other house is still on the market. When I talk to this builder he seems excited about his projects. The area IS an air pocket in the sinking ship. There's a lot of money in Boston. But it's still a part of a ship that's sinking. The air pockets in Titanic wiped out the stern section by exploding & imploding. Air pockets go last but they go big. I think anyone following this economy should read Walter Lord's books about the Titanic (A Night To Remember, and The Night Lives On.) He highlights the human behaviors very well, from the individual level, by social class, by society as a whole. The ship was a microcosm for what we all have now. The lights are still on. The band is still playing. The bridge officers are telling us everything is OK, "The Olympic will be alongside any minute now" and "Those in the lifeboats will be back aboard for breakfast, it's just a precaution". But they knew. The ship's designer was aboard, inspected the damage himself, then went to the bridge and did the math. He told the captain/officers exactly what would happen. Did they spread the information around the passengers? NO. We see the same from the "leaders" now! There were passengers who, for one reason or another, were "tuned in", took a walk to find out what was happening, and chose a course of action for themselves. Those would be the folks we call "awake" today. 1912's "unsinkable" hype is today's "too big to fail." But what happened? The unsinkable ship sank which put society in a state of shock. Today they're set up for the same, all over again. Human behavior is human behavior. The story of Titanic as told by Walter Lord is a very good study on it.

What I dont understand is the prices for 2x4's was high in January...and the label on the lumber said "product of Sweden", "product of Cambodia". So why in the state of NC with thousands of pine trees and Washington state the higher producer and Maine, known as thr Pine state, is the lumber coming from overseas? Not an economics person, just a consumer. Thanks Ninja

We’ve been patiently waiting for lumber prices to drop to finish our stair remodel in our home & a new pergola in our backyard! Also waiting for car prices to drop too. Driving around in a 19 yr old Toyota Yaris 35 mpg….No mortgage or debt!

2. Lots of planned neighborhoods have lots for sale "to be built" but only the model homes are actually being finished. They want too much for those cheaply built homes.

I remember your videos back then. Lumber was nuts back then. I can't remember exactly when I became a member of the Ninja nation, but I know it was right around that time. You have been ahead of the curve for a long time now, and I have been along for the ride. Thank you ninja you have kept me very informed about so many things.thank you, Neil you have done an amazing job moderating. Ninja, thank you for always posting and keeping us up to date that target on your back must be getting pretty heavy especially after a few videos you have posted laely . In my area the Loop 303 in Phoenix area, there are dozens of extremely large brand new warehouses that are completely empty over the last few years. Very strange as they keep building them without any tenants.

It's funny this is the same thing in Russia: private owners of large stock of Lumber sell it three times cheaper then Leroy Merlin or , any other hardware store, because they know there is no demand and whatever they are keeping is bound to spoil if not so cheap

California native here, now residing in El Paso TX. It's booming here, and projects range from small fences to huge warehouses. Houses, apartments, restaurants are all getting built all around my neighborhood. Big difference to my California town that was dying a slow death.

I’m an HVAC estimator on the commercial side, in the western states we are seeing an increase in very large projects and everything else is dropping fast. These large projects use metal in place of most lumber products like framing studs and roofing

How about this new 3D printed homes they are building now. Here in Central Texas they are starting to use concrete exterior walls in residential houses Not sure what thats all about. I believe the interior walls are still lumber. Still kind of a new concept, so I'm not up to par yet.

Great news. I've been dragging g my feet on building a new metal garage with big carport. Will check into it in next few days. We tore our old garage down in early 2020, then covid hit. We should have gone ahead but waited...looks like now might e the time... Will make sure we have materials on site before starting.

Here in Montana I'm seeing building in all stages as far as the eye can see. It's insane. So many papers bringing their awful ideas here and ruining Montana. However, I am seeing houses stay on the market longer. Prices aren't coming down here though. Housing cost is so bad that i have a friend that has a very good paying, high tech job with government contracts who is moving to Virginia because he can't afford his rent here after the increase. So they are buying a large house with 12 acres there. It's crazy that they can afford to buy that property there but can't afford to rent something smaller here.

Lowes near me has 46 -12’ bead boards so they aren’t ordering more. However, all 46 are warped, cupped, split or cracked. Lowes also has a bunch of various size countertop pieces. Again, every piece is warped in 2 directions. What’s the point of having inventory if no one can use it?

In eastern ont. Everything is super slow, and all hiuses being built have no deposits or sales. The builders are trying to keep a skeleton staff if framers. The builders are blowing through their cash. Banks are not taking their calls.

Yeah, our prices still higher than the low prices were, i kinda doubt the local independent lumber yards lowering to those prices ever again. Our yard advertised lumber prices are down! Yeah, like 10 cents a stick. Owners will always b.s.

I am a bricklayer in the resident in Ontario and it has slowed way down this year. Last two years was crazy busy. This year we are mostly finishing up jobs that we were not able to get to the past years. A local brick and stone supplier said has has hardly measured up any houses this year. It is going to be a slow next few years imo.

Home Depot (and Lowe's) advertises a 10% discount for military and veterans but has recently removed lumber products from receiving the discount.

They still give a veteran discount but you have to register online for the benefit. W3 used to be able to show our veterans card, but I think they are trying to make it harder because a lot of older vets don't do much with computers

At one time all you saw was lumber haulers all over Maine. Now you barely see one. Wood chip trucks were every where now?....Not so much... I have not seen one this spring.

I work for a saw mill in oregon and we just went from an 80 production week to 90 hour and are being told we might be going to 100 hours a week next month sometime. This last winter we could not find buyers and now they are saying we are not producing enough. It is the summer when construction ramps up so it makes sense. Wondering what will happen this next winter

I am an electrician in the Smokey mountains, we missed out on a few houses due to another job so right now our company is sitting waiting for a week or two, but we are about to get swamped with work. These 2 weeks have been the the slowest work wise I have seen in 3 years, however we are still getting 40 hour weeks. This area is booming still.

Idk home equity loans are goi g to be higher than mortgage loans. I think unless they have cash they won’t be building plus who isn’t expecting home prices to start dropping .

1, baldwin county ALABAMA new subdivisions starting every week. Horton, lennar, maronda, dsld, adams, holiday....cant build them fast enough.

In my tri county area are several large sawmills that are running full blast. One I pass several times a week doesn't seem to have a problem with employees as the parking lot is full most days even on the weekends. Railcars loaded with wood. Other mills must be running hard too as I see lots of flat bed trucks loaded with oak and pine. As far as framing lumber I know of two houses going up in close proximity to my house.

Here in NC and other areas of the southeast the new construction of commercial,residential and apartments is insane. There are obvious signs that the economy is getting worse as far as non essential goods not selling but the real estate around here is still booming

In south east Virginia also. Our property used to be out in the sticks, lots of farmland. The farms are shrinking and houses are going up. The only slowdown I have seen is days on market and price reductions. The reductions are not a lot. Maybe 2 to 5 percent.

The largest lumber yard in my area (South of Seattle) has a storage yard that is packed to the gills with wrapped lumber; never seen this much stored lumber in my life.

I was a lumber company owner for years. Was in futures to cover jobs or speculation. Dealers have been disappearing for years at an alarming rate. Glad I got out at the right time. Never has been enough margin buying on market to survive. It’s a risky business to be in. Market should be in the toilet for years but mills have a unique ability to modify production to match demand or shut down mills with no regard for employees. There’s only 5 to 7 markets in the U.S. that drive production and they are slowly closing shop. This is getting interesting.

Just compared lumber prices this past weekend for 1x6 T&G boards at HomerDepot. They are only a few pennies higher than they were back in Dec '21.

I have made comments on other topics. I am in spokane wa. What a roller coaster with building. New home permits are way off. What is up are extremely large apt complexess. These monster structure are being built everywhere. People can't afford a new build with rates so high even with builder point buys. People need a roof over there heads. I am seeing as the infrastructure [ dirt work and underground utilities are going in] we are seeing the entire lumber packs, including prefab roof trusses being delivered. Despite they are 2 months out on 1st Frame out. They are pretty buying with lumber companies for lumber packs for the next year to lock in rates. New homes have slowed to a crawl. You have New sites everything in but the houses . Most developers are sitting on completed homes with very few sold. They will sit with 8 and when 4 sale they will build 4 more. They are constantly going in these homes and putting in upgrades. I have seen New vinyl siding torn off with Hard shiplapp go up carpet out laminate in.very few are lowering price point. I drive by a set of house finished in the winter and still sitting . These neighborhoods before you could not get a house. They are also pre Purchasing lumber packs sitting and waiting for a lot to commission a home. All the developers and suppliers are seeing this next crisis on the horizon. There is no crisis. The lumber yards are at capacity. The trains don't stop coming. Lumber co. Are renting warehouse space to house all that is coming in . But also hiding it inside so they can live the lie of a shortage. We could stop cutting trees today. With all the milled lumber available you would not see the beginning of a crisis for ten months bringing us thru to next years beginning of construction season .that's how bad building has become. Most tradesmen thru down their tool bags in 2009. Those that have survived are doing it now with alot of young tradesmen. That is the next crisis building a house that is somewhat built to code.

We are very good as a society to try to sell a lie as truth. No money is made in this country unless there are suits and ties fancy coffee and a brain session on the next big lie to squeeze more money out of something. Building like crazy in my community again. Lumber trucks all day. At first they were telling people they were delaying their construction because they couldn’t get lumber. I told him go to Home Depot they have everything sheet rock lumber you name it they got it. But not at the prices they want to pay

I'm all for lumber prices collapsing. My hobby is recreational shooting and I need as much wood as I can get my hands on Target backers and hangers. I remember when a sheet of half inch plywood was going for more than $100 and that was insane being that it was just going to get shot up.

Why not make a 1x frame and use cardboard and just replace as needed. That's what I've been doing for 25 years. I'd cry shooting up osb.

@@eric4seasons you can't staple a target to a piece of cardboard too well... and steel gongs don't hang from a cardboard two-by-four very well either.... Plus we put multiple Targets on the same backing we don't constantly have to be running down range switch Target

Find a local sawyer. I could do about $40 for that bft in poplar or pine, less if taking 500ft or more.

Not here. I'm sure it's state to state different. I'm Seeing #1 a lot of raw stage but seems to be All apartments or condos here in Tucson AZ. There is several lots sold with building just starting. My sister just got a bid to enclose a carport fir garage and add small,room here in AZ and they bids were all around $150k!!

11:12 pm. One I noticed today at my local Lowes store is that they are loaded with lumber! I have not seen it that stocked with lumber. But their prices have not gone down. Earlier this year it was hard to find certain board sizes and lengths but not now. I am in San Antonio TX

I can attest the mills in the PNW are stacked. And so are our warehouses, and the warehouses we sell too. So much so that our customers are pushing off shipments due to not enough room.

Great video. You're right on the stockpiling of lumber between the two spikes. During that time I think it was early spring I suddenly started receiving lumber that was 6 months old. At the hike of the prices they were milled within the last few weeks if not that week. I believe you're right this fall is when the economy completely collapses. I work in a roof truss plant. Lumber prices are pretty good almost pre-pandemic prices. Getting some #2 at $550 per thousand board feet. 1650 grade has been around $600. Still $100 higher than pre-pandemic but a good start. Better than when I was over $1,000 per thousand board feet. By the way that's wholesale price.

I live in North Idaho. There are a large number of big saw mills in the area. They are all stacked to the sky with lumber. The building is still going full bore here. I would guess there will be some very sad builders in the future. I have been a subscriber since the lumber videos. Thanks for all the great info Ninja!

I live in a small town in MO and the building won't stop. If it weren't for the sinkholes, they'd fill up every inch of land. They focus more on that than bringing in businesses.

I work for the biggest roofing company in the state, most of our income comes from New construction, we do the roof and solar, all builder's and almost dead, extremely slow.

I work at one of the biggest lumber mills in maintenance I’ve been there for 20 years it seems recently that they are holding back to me I may be wrong but I’ve seen many highs and lows so here we go again !

In denver i see a few projects in dirt work and some tall buildings starting but it looks like they are slow walking what they are working on. I live near the eastern edge and it looks like they are waiting to drive the last nail on what would be done units in so.e town homes they have been working on for a long time 2 years.

Here in St Johns County Florida we have been seeing an explosion in apartment building. Huge apartments are going up everywhere. Guess they are expecting an explosion in renters because home prices here are still thru the roof. Our school district here is the best in Fl. One school here is rated 9. The other 2 are rated 10.

With the cost of production I dont know how any sawmills make a profit no matter how much they charge for lumber. All that heavy machinery and labor!

We are just about to build our retirement home this fall. Crossing fingers when the builder goes out for quotes lumber prices are still down. Concrete is still high around here. 🙁 Need that to come down too. I figure if I re-design the floor plan and cut my basement down from 2,200 sqft to 1,000 sqft I can save a lot on lumber and concrete. +/- $75K I’m in Columbus, OH. Intel chip factory going up down the road. We need 5,000 new houses on the north-east side but not enough land to build them on. Good news is our house will sell in one day next year when our new house is ready. 😊

Often times a pickup hauling a whole trailer load of lumber back to the job site breaks down or has a flat tire, the police will have to stop and protect them on the side of the road while they change out their own spare tire. Stand guard so pirates dont harm them just to hijack the load of lumber....from the breakdown pickup truck guys.

Im in SW Florida we are setting late stage construction. A lot of it! So much that we are seeing them taking the new construction homes off the home sales market and putting them on the rental market. Neither are moving. The market is becoming saturated quickly. I have years of experience in the real estate market. My husband and I have been searching for a new home for the past 2 years but decided to also keep an eye on the rental market. We’re not willing to buy in this overinflated market with interest rates too high.

In Dallas area framing is still crazy. All builders have have not slowed down in fact new neighborhoods are going up as fast as before all this nonsense started even with higher interest rates.

The sad reality of Dallas is if they are permitted and financed ,they have to be built. Regardless of sale . Banks will do a foreclosure on a development. Does not work like it does on a consumer. They will make there money

Yes it is the sad reality. People from the high taxed states keep coming and ruining it for the rest of us. Wish the crazy governor of Cali would do something to stop the outflow of people and companies from leaving.

I am seeing land being cleared for commercial buildings. Sand City. After Orchards and Office depot left the same area.

The bottom has fallen out of manufactured housing. After having a year long waiting list and having to turn sales away now there will be plant shut downs and layoffs by fall.
