Buy the land, sell your rental, then sub divide and sell the flat land. You could probably break even or make a couple 100 thousand within a year or 2 time frame.

You could inquire if the seller of the acres would be willing to divide the property slightly and sell you and your neighbors a few acres near your property and the neighbors. Might be complicated, but would provide a nice buffer for all of you folks. That might leave the seller more of the easy to develop land so I would expect your acres to be available for less. Acreage in our area, near a northeast city sell for around $250K for a 1/4 acre buildable lot.

That would require hiring a surveyor and planner to stake off parts of the property and they'd have to get approval from the county and if there are any zoning requirements for the area like parcel size requirements, etc. it could be very tricky and that kind of endeavor can be very expensive. The orientation of the property and where the problem areas are located could cause issues too (natural waterways, etc.). It's not like it was 200 years ago when a neighbor could sell you a piece of his land and just stick a post in the ground to show where the edge of the parcel was. Too many issues would arise and things had to be recorded with the county to prove ownership so when someone died it was clear who owned the land.

@@fatgrandmafinds For sure, (hence why I mentioned it might be complicated). Still, it is also a moot point since Hairy mentioned in another comment that the seller was unwilling to subdivide due to the stream that feeds the pond on the parcel that runs right next to the house lots in question.

Man, I’d love to see prices like that at our goodwills 😂. T-Shirts minimum $6.99, purses minimum $9.99 up to like $39.99. I haven’t found a jacket cheaper than $12.99 in a long time and it seems like they’re trying to shift it to $14.99 as the new standard. Goofwill is really testing the waters, seeing what people are willing to pay.

I would ask to buy some of the land that backs up to your plot. Like a buffer zone. Neighbors are lovely but neighbors a bit further away are even lovelier!

Our Goodwill has Gone down in Price here in Virginia Beach, I was amazed! I don’t go often, but went the other day & found a pair of Suede Puma’s, listed them & Sold them for full asking price on Poshmark within Minutes. That land behind your house would be the best investment. If it backs up to several neighbors, maybe it could be bought in several tracts making it somewhat affordable. And just because it's listed for that doesn't mean it's worth that or they are gonna get anywhere near that. I would seriously look into how you could make it possible. I think selling your rentals is a good idea in this case, to put the money toward the land. Keeping that land from being developed, and adding more land to your own legacy is a good thing. I hope you can make it happen. :)

Our local (Houston area) Goodwill stores started charging top $ for items a couple years ago. We have several GE Bins but generally very crowded each day. Most of our thrift stores charge what we would try and sell the item for on eBay. Estate sales have helped a lot.

We had the same opportunity many years ago. Same situation, each neighors land butted up to the property. It was loggers, not developers that we wanted to keep away. Hired a lawyer to handle the legaties so now each neighbor owns a slice behind them and on each side of them. Peace and quiet, and 30 years later, we are still enjoying the woods. DO IT. You will not be sorry. Convincing all the neighbors might be the most difficult hurdle.

In 2000 they first started building townhomes for $300k in my area where the average SFH was $150-200k. Now... Newer country subdivisions are popung up with $800+k starting prices!!! In my area alone... Houses have essentially doubled in "value" in the last 9 years!

Price is a bit high but if you really like the property then go for it. It will be worth it in the long run. I went through similar experience 20+ years ago about my current property and now I am glad that I pulled the trigger back then. It is nice to have a large space with trees and wildlife. I would look into its zoning and land use restrictions for future development.

Coats in Columbus, Ohio are $8.99. T shirts are the same as regular shirts. $5.79. Prices are going crazy and the inventory is limited as I believe the workers are taking things of value: well, I know there are.

Everything at the Goodwill shops by be have had their prices pretty much double in the last year! Crappy worn dirty sneakers in my size start at $25! All the nicer shoes are locked up with like new retail prices! There's a shift towards more clothes and less trinkets and kitchen items which sucks because sometimes I'll buy an small appliance or pot for a replacement part on something that broke on mine.

I could see the wheels churning in Josh's head the entire time you guys were talking about that property. It would be amazing to own all of that but without it being a source of income the property taxes might hurt a bit. I recently moved from AZ to KY and need to scope out the Goodwill stores here to see if it's better or worse than it was in AZ.

Make sure you follow who buys it and is developing it to make sure they don't encroach on your property. Or no shady zoning deals occur.

I think Hayley had the right idea- you and your neighbors should try to buy the land together. Or perhaps you could get the owner to sell you a few acres right next to your property. That way, if houses are later built on the rest of it, you'd at least have a little buffer between you and them.

Sell the flip house and buy the land, make a low ball offer on the land then hold it till the developer wants to put homes or Apartments then sell it for 10k more an acre, we did that in California and it was worth the wait!!

I would encourage you to look into purchasing the property. Especially if you like your home and want to stay there. I like the idea of dividing it among your neighbors, if that's feasible.

Hi Josh and Haley - has your creek ever flooded? When we lived in Taylors, SC we had a great lot that slopped down to a creek. Lived there 8 years and only once the creek reached the banks and flooded the back of the property. Thought about that creek with Hurricane Helene dumping all that rain. Hope that whoever purchases the property doesn’t make it a cookie cutter subdivision.

Your prices at your local goodwill is still wayyy cheaper than most goodwills even with the price increases. 90% of the T-shirts here start at $5.99, Polos at $8.99, etc etc

Sell the rentals and buy the land next to you so you have total control of your homestead. You can always sell it later it you need or want to and you’re locking in your property value. Homes and land have doubled in the past couple years so you can’t compare it to what you paid. The peace of mind is worth everything.

You might reach out to the seller about splitting a few acres off next to your land. Neighbors is definitely worth thinking about though. If you can find someone who wants part of the land you might think of going in on it with someone or several someones and subdividing

yeah i had a developer buy a wooded tract that was about 20ft behind my house. this land was supposed to be not for sale. he clear cut the land the subdivided it up and sold many tracts. Urrgg, no privacy anymore. that sucks when youre used to doing lots of "things" unobserved in your back yard.

Yes Here they took old flood zone turned it into a nice park. Then 5 years later took half the park away to build 3 different 4 story apartment buildings with a parking garage. I think it's around 450 apartments in total with some retail. Never would have thought they could fit all that in the location they did. Behind us they wanted to dig a big rock quarry then years later turn it into a lake for the park behind us and also build condos in it. It got turned down. We are also in one of the fastest growing cities.

We’ve bought most of the land around us because we worried about the same thing. It definitely was not a million dollars though 😂 For sure ask about dividing it into smaller acreage. We just called the people that owned the land and talked to them and bought 10 acres, then 4, then 15. It was a process! Good luck!

That's a high price for land. Depending on the natural resources on it, the zoning, and a few other things, the price could justify it, but that seems extremely high

The standard price for used tshirts at my Goodwill is $6.95; used shoes $12.95 for Walmart brands. I stopped going there years ago.

I currently only shop the the bins or an occasional estate sale on half price day. It ends up with my listings being between $10-30 with the occasional $50-100 item. But I feel like it’s a better use of my time shopping 1 x a week (many times only 2 x a month), then listing 5-10 items a day. Goodwill stores really don’t have anything at all I can resell, especially when I want a high return on my investment.

Ask if the owner would sell you the acreage that butts up to your property to the drop off. They may be willing since the drop off is a problem if you are trying to develop land. That would give you some buffer from whatever is built.

I had to chuckle, after saying how expensive thrift stores were now, you went into one and picked up a heap of well priced items you know will sell for a reasonable price! 1.4M! It would be a lovely area to keep for nature... better that yet another Mall or housing development. I'd totally buy it if I could afford it. Sad to think that your nice quiet tree lined home could become part of the 'development' cancer that is taking over. I.e make as much money as you can and don't worry about the ecosystem already in place or the environment in general. 🤢😭

It would not be bad for tract houses in flat area. so, since property is going down this next year. Offer $700,000 and see what happens. They may counter Offer for a million. If noone else bids on the property, counter offer for $800,000 . If you can get it for a reasonable amount, you can always divide up 10 acres and sell them individually for homes, and get some of your money back. Or you can actually have 10 homes built and sell them individually. It might take a couple years, though then you would end up with over 10 acres and recoup all your investment. Just keep in mind that the forecast is for housing to crash next year or two. I feel that even $800.000 is too much.

maybe the land owner would survey off the "unbuildable" part to you and the neighbors and create that buffer in case a strip mall comes around - one thing is if they would build apartments or a lot of homes - people/kids would be venturing into the woods on onto your property all the time. Maybe you buy the entire thing with a long contract to close - then survey off various lots on the other side with ingress/egress and get your money back that way or cut into that amount owed big time. I would have to see the current lot survey to see if it makes sense.

Id recommend doing more long form content around the 10-12 minute mark as it's just enough to get you invested in to the video and easy enough to be watched on work breaks and such, even drop some knowledge here and there about certain items you're picking up or the brands, obviously don't go giving away your secrets that are selling well for you but simple knowledge about stuff you come across rarely so don't have to worry about other people beating you to the find. I'm a small channel myself so don't worry too much about the small things too much early on because it will be a slog and you'll find your own style of editing and contents of the video so if you're having a good time doing it and it's good content then people will come over time. I subscribed, the only way is up chief 🫡
