I am in the architecture field. My best advice would be to reach out to the firm that had originally done the design work. They will likely still have the drawings for your house. These original drawings will be gold for any future changes. They can also walk you through the original plans and show you why certain decisions were made. Then you can devise a new set of plans that better fits your needs.
@pieterverboven48534 жыл бұрын
Ryan Halverson This is all so obvious, you can see pretty much everything in terms of how the house is constructed. Don't know why you should need drawings

Because engineers do some weird shit and they might have designed some things that look like they're something else
@sonofhalver4 жыл бұрын
Their first episode mentioned that this was only the guest house of a larger home. There is a large portion of the building that never materialized. Those drawings will answer plenty of questions. Plus, it’s much faster to modify an existing set of documents than to survey, record, and create new plans for an existing space.

Fellas this was an after thought. This was originally going to be the 4 car garage with a bonus room above, clearly. That's why you have a 4' block wall. So you can hose shit off in the garage, or just not worry about water damage of any sort. Notice the header above the area there is no 4' blocks, that was the other garage door. See the header above it!! Edit. Also the concrete floor should have been a dead give away this was originally designed to be the garage.

If you are going to live in the top floor you may not be happy with putting "3 beams" up in front of the big window in the living room. Depending on the time of year and the orientation of the building to the compas you may end up with shadows that distract from the use of electronics like computer monitors, TV's and tablets. The beams will distract from the view and make the space feel more closed in. With the size of the area you are dealing with it would be better to leave the ceiling open.
@Palo-jm7xc4 жыл бұрын
I reckon that the "House" was actually just the garage with living quarters upstairs. if you look in the kitchen area it seems that everything was an after thought with garage doors being blocked up, almost as if they did it just so they could sell the place to try and make it more sell-able. If it were mine i'd turn it back in to a garage and build a house how i actually wanted next to it.
@mj_aussie_coaster_travels83104 жыл бұрын
Palo 123 yep, that’s what it looks like. Also,when a house is built on a slab the plumbing is laid before the slab is poured, whereas that’s had the slab smashed to get the plumbing through. Like you say, all an afterthought.
@austinsgro4 жыл бұрын
As a Carpenter by trade I thought the same thing it was going to a garage with rooms up stairs. Then it was changed no one chips slabs on a new build. Something changed
@ShawnieBoy294 жыл бұрын
Yeah, That was definitely a two car garage with mother in law suite originally. Everything down stairs was just an afterthought and was poorly done.
@jkfox884 жыл бұрын
100% was originally a 3 car garage design with apartment above. Hence the two doors at the base. The original did not have the additional plumbing down stairs. That wall between their now "downstairs dining and kitchen could be removed no problem. However the stair case wall looks to be supporting. Would advise a structural engineer on that one. Would be cool to redesign the front though with a covered porch and bigger windows without the faux panes. They take away from the view too much. Would actually remove the garage completely from that house and attach a garage on the West facing wall and turn the down stairs into a larger living space and opt for just two large bedrooms upstairs on both the west and east side. Garage's are cheap and easy to build and attach to an existing home. Food for thought. If I had the dimensions of the entire house I could do some quick CAD design work that would show what it could be.
@ingresswizard90444 жыл бұрын
They really need to call some professionals in to inspect this house. They need to pull all the permits and really find out why construction was halted. My guess is they are not going to like what they find. I suspect they have been lied to in someway because that house would not pass inspection. Whoever did the plumbing was not licensed and it shows. Everything about that plumbing installation is just wrong. It looks like the owner did it or someone who knows nothing about plumbing. All the water lines are wrong also. Not to mention that the so-called plumber cut threw the load bearing studs supporting the house in that converted garage. There is some major major red flags that have to be fixed or this house will never pass a code inspection. There should have been a inspection done prior to the purchase and I don't see how it could have passed that. Honestly I think the best thing to do it tear it all down to the slab and start over again as I don't think this one is worth saving with all of the stuff you guys are going to have to fix. It's a super dangerous situation and I bet 100% why construction stopped because it was going to cost big $$$ to fix it right.

The extension will then be made into the living room with big bifold doors, which will look awesome!!!

You guys need an excavator for this property! Will save you lots of time and let you do a lot of awesome projects. If you want to increase the functionality of the house I suggest building an addition to the front area that incorporates a new quarter turn stairway and foyer with huge windows for lots of light and appreciation of the view. Then you can take out the other stairway for more floor space. Also I would keep the laundry closet upstairs since that's where your clothes are and delete the downstairs set :p

The "house" is a 3 car garage that got changed when they started running out of money, or the long range plans were to convert it to a full garage. Upstairs was probably meant to be a man cave or entertainment room and it got split up.

As an engineer, that is the weirdest built house ive seen. So many wierd solutions as for the plumbing and the walls inside the house. They should have made a shaft somewhere for all the plumbing and the pipes, but it seems to be all over the place. Hidden installations is a no go, because you can't check for leaks. Should be able to remove the wall in the middle of the house, if you put a big beam from the outer wall to the stairs. So it carry the deck above. Love your videoes, big fan from Denmark.

Wanted to put my 2cents in on the stairway/entrance... Something to keep in mind when you are finishing the interior is consider clearance for moving furniture in and out of the house and up the stairway. With how the front door is orientated it may be pretty cumbersome moving furniture. The idea y'all had about taking that one wood 2x6 out is not a bad idea. I would definitely consider modifying that area to make moving easier. Sectionals or something modular are probably going to be the easiest to move up there. I have experience moving furniture and have had to move through some simmilarly tight places Congrats on the house I look forward to the build! 👍
@herrakaarme4 жыл бұрын
There's a huge garage door for getting things into the house. The corridors weren't too wide, though. If the staircase is isolated by an extra wall, like in the original plans, it might be challenging to get decent beds upstairs. So, yes, making the stairs open would be a good idea. They could just lift things over the handrail if necessary.

You guys are gonna run into a lot of problems trying to finish this conversion. Looks like it was originally a garage, IMO you would be better to turn it back into a garage and live upstairs until you can build a new house on the property. The plumber has cut out so much structural support that you might have some serious issues if the foundation starts to move and settle. Most houses do. Have and engineer come look at it.
@mrdabeetle14 жыл бұрын
That entryway needs to be completely redone. There's already weather damage. That little kitchen wall is not structural, so it can go completely if you want. If it were me and I had the money, I would take it down to the foundation and rebuild to my own needs. There's not much there to begin with and it looks really awkwardly laid out. The shower drain and kitchen drains may be a problem if the foundation is not laid properly. Check for cracks. Grab a mallet and tap the floor. If you hear any hollows, your foundation is bad.

Negative , turn it back into it's intended purpose, and make the whole thing a garage , since that what is was buit as.
@Rocky-bz8wr4 жыл бұрын
yep that floor plan is totally fracked up more so on the main floor...That garage is taking up 70% of the main floor which is really limiting what can be done to the main floor to make it better...Best thing to do is remove the garage take out the garage door make it into a wall...make it into something actually useful..then either build a 2 to 4 car garage either attached to the house or build a deck off of the back door and put a patio door where the current back door is now. With a patio deck they can look at the view all they want while having a beer or 2 and BBQ some steaks while they are at it. but hey it's their money so they will do whatever they think is best for them but it most likely is not the same thing I would do...lol
