Great Video. Love your style .. No Payment Plans !!!
@MarkH10 Жыл бұрын
If there was ever a video where I did not need a reminder or request to hit the "Like" button, this is it. Any business where the service is disconnected from the payment is like this. What I mean is anything where a payment is not made on a fast food / cash on the barrel head basis is facing this. Every office manager in every industry must have this skill. Get paid. I agree, get auctions going and do it now. I happen to be in a market where I have seen an auctioneer in real life whom I recognized from TV. They will JUMP and get it taken care of. 45 days from the moment of decision and, you have space to lease. Today is 11/23. If I walked into a self storage office this am, and said, "Enough!!" By 01/01 the receivables would be back in shape using this strategy of not getting buried.

How is coronavirus impacting self storage management, underwriting, etc? Im verrry curious. Thanks Mark!

We are all scrambling. For some reason, we are considered a vital business, so we can still be open. In our brand, we have the managers in but the office closed. All move ins and payments can be taken via kiosk or website. Move ins are down. We are not auctioning for the next month or so, but they are locked out if they are behind. We are figuring it out day by day, and I will do an episode soon on it once we figure out exactly what we are doing.

The most useless thing that the people do is to pay storage for stuffs they will never use again. At least 70% finishes in garbage.

I have $65,000 savings of hard earned, very earned cash. Is this enough to get started? In a general statement. More throughly, is 65,000 enough to start? I’m in Virginia.
@MarkHelmSelfStorage Жыл бұрын
It can be with SBA. However, I would not use all your savings. You can get a 90% Loan using SBA financing. You could also partner with someone else.

@@MarkHelmSelfStorage thank you for the reply! I keep seeing this across many in the business. How would I go about finding a partner? Like conventions or something? My friends and family don’t really have ambition or money haha Thank you.

What's the best way to get paid? Have you ever tried pre-authorized monthly credit card payments or post-dated cheques?
@MarkHelmSelfStorage2 жыл бұрын
We would never take a postdated check. Best way is to have suto credit card set up. If people can';t afford it, we let them go0.

No checks No checks No checks It ain't 1948 anymore.
