The Orie at Toa Payoh draws 8,000 visitors to sales gallery
Oh goodness. What now?
As per reported by The Edge in January 2025, The 777-unit The Orie at Toa Payoh Lorong 1 is among the first residential launches in 2025. drew 8,000 visitors over the first three days of preview from Jan 3 to Jan 5.
The Orie is also the first private residential launch in Toa Payoh since 2016. The project is in District 12 of the Rest of Central Region (RCR) and is within a five-minute walk of Braddell MRT Station.
According to the consortium, sales bookings will commence on Saturday, Jan 18.
Units are a mix of one-bedroom plus study to five-bedroom apartments. Prices range from $1.28 million ($2,476 psf) for a 517 sq ft one-bedroom plus study to $3.48 million ($2,395 psf) for a 1,453 sq ft five-bedroom with private lift.
So what now for you, the buyers?
The excitement is real. But let’s be realistic in managing our expectations as well.
1. Priority Purchase Q will go first - accept the fact that they will buy at lower price
2. Ballot Number below 100 - high chance to choose a unit
3. Ballot Number above 100 - still have a chance if you go for bigger layout
4. 2BR , 3BR remains a popular layout.
5. Prepare for a lot of waiting and anxiety.
What is Priority Purchase Q.
It is sometimes called the Multiple Purchase Q, VVIP Purchase (for ex owners usually in en bloc projects).
Generally it means the buyers under this category will have the privilege to choose a unit before Public or everyone else. It is truly an unfair advantage for buyers.
What is a Priority Purchase Q for The ORIE?
1. Buyer and immediate family members purchase.
2. If related family members purchase 2 or more units together as Multiple Purchase.
Allow me to draw parallel of another project that as launched 3 years ago (let’s call it Project X) and let me present to you what did happen (and could potentially happen at The Orie?) during that Project X launch that saw price increases a few times within a day due to its popular demand.
A) Developer’s strategy : Price increase can happen on the same day
We don’t like this, that is why it is prudent to have a walkaway price in mind.
(must be prepared to let go of the anticipation build up, time wasted at showflat, waiting and etc)
6th floor paid higher than 7th floor on the same stack during launch
Block 10, #06-11, 3BR, 1302sf (July 2021). $2,108,000 ($1,618psf)
(If we look at #07-11 and #08-11, by right #06 should be priced at $1,848,000. However, buyer ended up paying $260,000 more on the same day at $2,108,000). It may or may not be a good buy, however, we will only know where there is subsale / resale activity for Pasir Ris 8 after TOP. Hope for the best for home owners and home buyers.
