Hi can pls check with you that current resale property with patio and PES area,these area will it be counted as GFA for sale?

To say that property growth is okay because of income growth is kind of simplistic. Of course income has grown in a vacuum. But has it kept up with property prices? Bear in mind, foreign capital inflating condo prices will also have a downstream effect on HDB since everything follows the market

agree with view point. however, foreign money is mainly CCR. For OCR and RCR is mainly domestic demand. median household income was $5,000 in 2010 VS $9,189 in 2020. so the prices are indeed in keeping with median household income. as of 2023, the median household income is $10,869. at 4.85% interest for 30 years, this income can support 1.5mil house. and we are just talking about the median household. again this is reflected in resale prices andnew launch prices: Even 2-room flexi resale cost 350k in Yishun. 5 room dbss resale toa Payoh HDB is 1.5mil. As such 2 mil condo 3 bedder new launch in OCR is really market value.

@@junjun906 Even if CCR is mostly foreign money, it also has the effect of pushing up demand for OCR and RCR. Since CCR is mainly becoming unaffordable for locals, local buyers have to settle for OCR and RCR. Again, market affects everything. Condos overall being more expensive means those who wanna upgrade space have to resort to 5-room flats which isn't being built anymore. Hence 5 room HDB/maisonettes are mostly going for a premium now.

@@Technosux actually i dont think ccr prices have any direct effect on rcr/ocr prices. coz we already see plenty of resale freehold ccr at 2k psf. and their growth is stagnant. ppl rather fork out 2k psf for new launch ocr than 2k resale freehold ccr coz that is the local mentality. millenials no longer see the value of living in ccr the upgrading framework for locals have been bto/ec --> ocr/rcr condo --> ocr landed. real singapore families always skip ccr segment. ccr essentially is for foreigner to buy and sell. but now absd 60% they also cant sell due to replacement cost. for local that buy 5room resale or EM, they just want a large floor plate at a affordable quantum. a EM (yishun/woodlands/bukitbatok/jurongwest,pasir ris) is 500-700psf. again this is reasonable psf because even 2 room flexi is indeed 600-750psf.

Who is the buyer that is able to offer a million dollar to hdb and trend is still increasing as i thought gove placed a cool measurement that only those who is more than 55 are allow to buy hdb, if not they need to wait for 15 months later then can buy HDB?
