The Parol Evidence Rule is one of the trickiest subjects in contract law, but I distill its essence into a two-minute video review. Please check out my longer videos for more details, but, essentially, the parol evidence rule governs when extrinsic evidence can add or modify a term in a written agreement. To determine whether the PER bars such evidence, we take a two-step analysis, whereby we determine, first, the nature of the contract, and, second, the nature of the evidence to be introduced. Some types of evidence are never excluded by the PER, and we cover those, too.
