Good luck! My best property manager for my out of state rental was a handy man/general contractor. Less fees and took care of everyone including changing locks and fixing things.

That’s not wise. The housing market is terrible for sellers! I wasn’t just crying about this situation, either.. but you don’t just up & sell a house because of one bad situation/couple of months. It’s a long term investment & I haven’t taken a loss on it so… I’m holding on to it ☺️❤️

It’s ok to cry. You are okay ! One foot in front of the other. You going to the house is best ! Don’t use a property manager. Get American Home Shield. Get a real estate agent Have tenants call you if there are any issues. This is what I had to do. Property managers are a joke ! Remember, you can actually manage all of this remotely. Set up landscapers and get them set up too! You got this !

Yes. There are times when you have to put eyes 👀 on your property for your self. Have a punch list, take pictures ( inside and out). Try to tally up the work and repairs that needs to be done. If you can do something of them , do. When you are out of town and have tenants. And there is a year long lease. Make sure that management company is doing check ins on the property every 6 months ( with pictures included). This helps to verify that the property is being cared for and don’t fall into disrepair.

North Minneapolis has some very rough areas. It changes slightly for a bit but then you get “immigrants”; not from Mexico or Venezuela; immigrants from Detroit, Chicago, Gary who bring their thuggish ways with them. I can say this because 1. I’m Black. 2. I was born and raised in South Minneapolis and Southwest Minneapolis. I remember as a teenager going downtown and seeing Northside kids being loud and obnoxious. When the MOA opened, they found their way out there and raised Hell. It was bad enough to read about fighting and some robberies, but then that escalated to shooting and gangs. There’s problems on both sides now but North Minneapolis?? haha you’d have to be nuts….it’s not uncommon to hear of drive-bys, homes with bullet holes, worse of all, innocent people being victims of shootings. Even the Mortician on that side of town wears a Bulletproof vest…what does that tell you? EBT and Section 8 are quite common and oh yea, Target and Walmart packed it up…rent?? haha

While Minneapolis is an excellent city to own in, you also have to get your mind out of corporate America and start exploring how property works in the city. A lot of property over north is heavily influenced by subsidized housing programs and non-profit organizations (which are hard to understand if you are inundated in the corporate lifestyle), so you may want to change your strategies if you want success, especially as a black person in this city. Also, don't get it twisted, us black southsiders exist in droves, and the southside has a lot less segregation than you mention in this video. I wish you a lot of luck, and hope you understand that in this game, equity is success, not ownership.

Um, I’m not sure if you meant this in a Trumpian way, lol. Hire a black person and pay them less? 10% of the rent is a normal property management fee; depending on the size of the management company and the number of units and/or homes you give them to manage, they may lower the fee but usually no less than 8%. If you do the math on the fee (hours of collecting on delinquent account, filing evictions, communications with the resident over the course of 30 days, etc.) may not be worth taking on a single property. The management company is also looking to make a profit. My suggestion is to build a good relationship with the renters and self manage. For possible repairs, I’d advertise to an experienced HVAC certified, apartment service manager who may look to make extra money outside of work. Possibly pay him or her $40 per month for a partial cell phone reimbursement so that he is on call to your residents.
