If was building in Winnipeg you would hands down be the builder I would choose your homes are beautiful and high quality but most importantly we have a relationship and you exude honesty and professionalism. We can’t seem to get under $370 per foot in the SF Bay Area for a low end no frills build project… mostly due to labor costs but also due to product companies raising cost based on zip code

Yes, prices have been on the rise for everything! However, it’s more about material shortages and lead time than anything else right now. Prices have come down substantially, but lead time are still incredible. Next weeks video is about what building right is like and what to consider during these weird times. Thanks for watching!

Westchester resident here. Our house is brick on brick colonial. My dream would be to build a steel frame 12ft ceiling basement - 2nd floor, open floor plan house. I would like exposed steel beams both inside and outside. I’ve been told it will cost from a lot to too much unless it will be my forever home.

Normally 10% if the estimate is class B and A. Higher for rougher estimates. Is can decrease as the estimates get more granular. Make sense?

I always wonder about the resale value of these very high end homes. They are very impressive, but if I can spend that kind of money, why would I buy someone else’s vision ? Certainly, there is an advantage of time, but I would think the potential buyers would be few and far between. Because of economics, you are starting out with less than 5 percent of home buyers. After the 5 percent hurdle, you have to find some who has your exact taste. Not a problem I will personally have to solve, but always makes me wonder.

I'm not a mathamagician, but how did you get a build budget of $2.8 mil? $4mil - $1.5mil for lot = $2.5 mil - 30% (5% + 10% +15%) = $1.4 mil.

Yes, that is considered a "Client Rep". It's a great idea to have one if you don't know your builder or have a non-transparent builder.
