I believe in honoring your contract of lease. However, I don’t believe in rent seeking whether by institutional or mom and pop, housing is a necessity not a commodity. Most people should own their own housing. Vanguard, Black Rock and all those big companies buying whole neighborhoods should be illegal.

I think its simply a matter of how much can be charged.in the past other things went into that equation,now days the above is the only part of the equation.I live in a Milwaukee suburb,& rent in my small apartment community has doubled in 10yrs.from what it was 40yr prior in the communitys existence.Doubled! basically from a 40yr base line.

The federal government needs to pass a law to fight this housing crisis: (this is how a law should look like) I call this law the AHA (affordable housing act) This law will be very similar to that of the Affordable Care Act in that it should: A. bar large corporations from buying up entire neighborhoods B. prohibit individuals from owning more than 3 houses C. introduce a program that will assist people of low-income in affording rent/housing (say up to $800/month or something like that) D. mandate that landlords give at least 30 days for a person to move out before kicking them out. E. have provisions that will prevent landlords from price gouging rent prices.

Also homes could be built with much less material which would reduce costs. US homes use too much wood. It could be reduced. And homes made smaller.

I know someone who stopped paying even though their income wasn't reduced or affected. She may have to go live with her daughter in a one room apartment. There will be a total of five living there on the third floor. She can barely do one flight let alone three. She brought it on herself though. Thought she was getting over. And get this, she didn't save a red cent.

Too many people coming in too quickly. Far faster than builders can build. Plus Biden flies them in and dumps them in the middle of the night. That drives prices up.
