Reminds me of a card shop I used to play at. The main room was "hidden" from the front door and windows, and gave it a cool isolated, sort of private feel. I'm really a fan of the atmosphere it provides.

On the flooring part, you should consider doing carpet tiles. It pays for itself down the road when you want to replace damage from spills of ware and tare. You just pull up the individual strips, and replace each damage tile.

Being a lifetime resident in Jacksonville, it seems weird to be trying to invest in a card shop when one of the most successful card shops in town pull business +20 miles out. It's cool to know Rudy's here, I just hope the local competition doesn't hurt sales/ attendance.

I'd suggest not covering the windows. Open windows deters regular hours robbery. Someone is more likely to try and rob you while you are open if the windows are covered up. Also open windows lead people to be able to see in and see your customers having fun and entice them to join in. The facility looks great! I can see a lot of potential!

It looks good Rudy, I like the windowless play area but you can still see out to the front it remind people what time of the day it is. You didn't really like the counters in the back i kind of dig them as space to lay out stuff your looking to buy or even stuff your sorting that you don't want to be out in the open with. Storage seems kinda small for you was expecting a bit of a bigger area but i know you'll make it hold a lot more than it appears to me. Love the new fixtures for the bathrooms that is the biggest turn off for me if i walk into a bathroom that looks like its been beaten up. I think the front sealed of area is great, I do like open concept but If it cuts down of the utilities and helps the play area stay a consistent temperature i'm all for it. Looking forward to the next one

There's no such thing as free rent, even if you own the building and have tenants in 3/4 of the units. The cost of renting your own space is the opportunity cost lost from not renting it out. Your net gain would be the differene in your profit less the price you could rent the unit out for. It's frustrating hearing about building owners running their crappy business in their own building thinking that they're making money because of "reduced" expenses. In reality, most of them are losing money because they could rent their building out for more, to a more profitable business.
