Very interesting. We have experienced a crash in many of our parks because the lot rent is $1000-$1,200 a month.

Mamma Mia! Around the country lot rent is certainly going up and up. In some parks lot rent has not increased in a decade or more and is simply being brought up to market rates. In other communities the new park owners may simply be pushing lot rents higher and higher to compensate for overpaying for the park in the first place. Perhaps if these lot rents did not increase the current owner could potentially resell to a developer that would demolish the park and build townhomes. I have sadly heard this story again and again in different news articles lately. However, these lot rents across the country will typically not go back down to levels we used to see. Mobile home parks are definitely still more affordable than apartment rents everywhere in the country, however it is certainly not like they were decades ago. Perhaps years ago people could purchase a mobile home in a park and feel safe that the lot rent was not going to increase yearly on their fixed budgets. However sadly that is no longer the case. I read article after article of people moving into mobile home parks and being surprised at lot rent is increasing around them. These are good people living on fixed incomes that are genuinely surprised. These folks have worked hard all of their lives and now likely feel punished that they are not being taken care of by the community. There is definitely no easy answer that I see. Rent control is not realistic and there needs to be more affordable housing for folks that are unable to live in these parks any longer.

A/C units have doubled in price. I bought 2 units, 5 years ago, paid $5,200. Priced 1 unit recently over $6,500

It's alower end unit called Ameristar, made by American Standard. Awesome unit without all the electronic BS. I was shocked at the prices of all makes, I think this started with the Plandemic

I live in Florida, I have 3 units due to the size of the home. I had one dealer tell me if I was looking for a unit for less then 8k he couldn't help me and to keep looking. Our church in Fort Myers got quote over 500k for a rooftop just for the sanctuary. I should also mention in Florida we have air handlers that get replaced with the new unit vs. a furnace which is your air handler up north, that's probably why it confused you

You have to check your state law, some cities may have restrictions but state law preempts city law and like Tennessee says you can’t discriminate based on one or more sections built in a factory and can be placed anywhere a site built home can

Theres nothing wrong with mobile homes, except the extravagant monthly lot fees. And when you think about it, doesn't seem worth it, if I'm missing something here, please explain.

While mobile home park lot rents are absolutely increasing year after year. Most homes and lots are filled with people paying this amount. If you purchase a mobile home in a preexisting mobile home park then you will absolutely be able to resell the home assuming that it is at retail or below a retail price. Unless the park lot rent is a few hundred dollars higher than every other park around then that would slow down the resale process. However if you look around and see that the mobile home park is full of people and mobile homes, this means that people want to be there and will continue to pay these lot rent prices. Do not let lot rent scare you away from helping folks and making a good profit. Hope this helps some.
