Thanks for commenting! I liked when he said that as well. Massive imperfect action can move mountains. However when it comes to making offers and things involving money then we do not want to be very messy at all. However the messy part can definitely come in the beginning as you are learning this business, networking, and talking with buyers and sellers. However I will say it again that things should be very calculated when it comes to making purchase offers, estimating repair figures, negotiating with handyman, dealing with park managers, and marketing and selling the property. I couldn't help but notice, you guys never brought up the most important topic probably about trailer homes, the monthly lot rent. Witch I'm sure must be a issue almost 100% of the time. Its pretty much the main reason why people avoid these properties at all cost. My question is, are you guys buying trailers on land that's not leased? Does such a thing exist? Would defiantly like to see a video where that is the topic of discussion.

Thank you for reaching out and connecting. I really hope the video was somewhat helpful to you already. You bring up a really good point that we do not talk much about the lot rents. That is because the lot rent is not something that is a very big deal. We absolutely must consider it on each of our mobile home deals when they are inside of a park, however this is simply just a part of the business. Normally as investors we flip these homes within a few months or less. I would encourage you to be in parks where the lot rent is around an average amount. If the amount of the lot rent is a few hundred dollars higher than every other park nearby, this will definitely be a deterrent for future buyers. Moving forward I will make sure to talk about lot rent more in future videos. However in reality these numbers absolutely have to be accounted for, however they are just a normal part of the business. We absolutely by many many mobile homes inside preexisting rental communities. I hope this quick answer helps and make sense and eases some of your fears about lot rents. Thanks for commenting. You certainly sound upset and very clear on your opinion that you do not like greedy landlords. I very much agree with you. Since you watched the video you know that David is doing nothing but helping the sellers and buyers he is working with. Additionally, he is not doing any rentals or landlording just yet. All of his properties are fixes and flips at the moment. David is one of the most ethical mobile home investors I am aware of. Now some of the mobile home parks that he deals with definitely fit your description as greedy landlords. Hope this helps and makes sense for folks reading it.
