Such type of consumer education should be done by RERA and other government agencies, instead of simply swallowing the stamp duty, GST and other taxes for free.

Good advice. A few more tips, give token after finalising price only when you get title clearance report from the IBA Bank Panel Advocate. *Never give time for possession the moment Sale Deed is registered and full payment done immediate possession to be mentioned in the Sale Deed*

RE customers are not financially weak, they are mentally weak, misinformed , and they put themselves in a weak position, play into builders tactics and consider real estate agents as their friends/well wishers.

Hats off sir, very practical and knowledgeable video and the best thing is you tried to clean every nook and corner where the dust lie.But the problem which I think is that there are many people ready to pay higher price and a good property may slip out of hand on taking time for negotiation, don't know how to fix this, especially in mumbai 😢

Also a major consideration should be to look for societies where there is an open common area like a park for all the residents and that common area should not be the parking area. In societies with common area to walk, people socialize more which is good for old age parents and for your networking as well.

Brokers interest is in selling a higher priced flat as his commision is percentage of sale value. So the broker's interest is against the interest of buyer.

Its other way around i feel. Brokers have very less interest in resale. Lets say for a property worth 2 crores, 1% commission will be 2 lacs. It hardly makes any difference if property sell for another 20 lacs or 20 lacs less.

Property of 1 cr has commission of 2% and above 1 cr is 1% (in my place). It's better to give the broker 2% irrespective of property price this sometimes makes the broker negotiate on your behalf. You might be paying an additional 2-3 lacs and end up saving 10_20 lacs.

No RE agent is a saint. If someone is promoting real estate, you must understand their stake in it. As a customer, it is your right to know what your agent is gaining from the deal. Mr.Krishnaraj has given you the mantra, apply that and evaluate by yourself

Sir let me share one more scene in market . Dealer become fianncer and take old property in contract. They invest money in old property to refurbish .now the new dealer/fiancer place a new price in market. He will only meet the buyer and do the deal instead of seller as he already paid some amount to seller . Can we trust these kind of deal. This happening in entire this particular area

What about 1000's of brokers who don't get paid after working honestly and those who do not do any Jhol in deals and are transparent with both parties. I agree that majority of brokers r not professional but why don't you talk about any laws in favour of brokers . Nobody saves the brokers when it comes to closing a deal .
