Another masterpiece video by krish sir. One who has walked into a builder sales office would experience every word from the video. It is so hilarious when a midget sales person speaks in a language like "i have less availability", "my rate is lowest in the suburb", "i will deliver before the rera committed date". In reality, if you revisit after 2 months, the guy is not even on the job.

What you told is fact sir. Especially High rise under construction projects sales team are chameleons. Till they get token amount they act very caring. If we believe them and pay token either we have to forget the token or proceed buying with artificially inflated prices.

Almost all projects are being constructed with substandard quality material. Waste of buying a property from builders.

Krish Sir so keh rahein woh experience hain. Flat karidne walon ko isay seriously lena chahiye. Aapki saalon ki punji ek saath zaya ho jayegi baad mein agar aap hoshiyaar nahi rahein. Koi insaan agar aapko on feild kya hota hain, kya karna chahiye bata ta hain aur aap usse laabh uthaiye aur inka dhanyewaad kariye. Thank you sir.

You are too good. I do share your videos and some agrees but some find you too be too negative too which i tell them atleast understand his points and think and ask these question rest your luck.. Sir1 query: In order to avoid talking trap of builder sales agent, can we ask them to email a excel sheet with the details of ready flat projects available along with address in the area? So that flat buyer can go to building site and do survey? And will builder give the list?

You should visit every govt office starting with collector ,talathi ,tahsildar and take interview of people standing in que --- and you will understand indian monopopy system and why project gets delayed

@@joskalpur because it is hard to beat professional cheats who operate without shame, guilt, ethics, and accountability. They know the legal system better than you do. Customer education is the only way to save gullible buyers from getting cheated

I bought multiple houses in my life. But never bothered to read details of square feet area. Visually we used to see the flat / house / tenament irrespective of the area, and if we liked it we used to proceed ahead for negotiation. In few cases we faced a delay of six months, nothing more. Am wondering where all such bakri hallal things are happening, I know it is true as we read in papers. Fortunately I didn't face any of this.

Sir, the video is about under construction properties where the flat only exists on paper. You made the right decision by going for ready/resale property which you could see/verify/live-in before making the decision

@@BrownByTasteProudByChoice True. My wife negotiated and in 2012 managed to lower price by some amount to which the builder agreed. The building was in a ready to move position yet in the dastavej the builder put photos of the under construction building which had reduced registration fees & Jantri significantly and gave us cost savings from the government quota and not a single rupee from his pocket. Now since we received the concession we kept silent.

Krish is so comedy ,if u don't give all this details -- how will builder do client profiling -- he may be having multiple projects with multiple options -- how will he know ur requirment -- builder don't even entertain such time passers like Krish -- he is not even allowd to stand in parking lot
