None of the new areas are more prone to flooding. Due to Harvey changes. But the risk is possible everywhere

Hey - can you let me know if they have Fentress plan available and if they are making more of this floor plan? My agent is saying they are sold out and not making anymore so wanted to double check

If you’re referring to Centex your agent would need to get that info from the builder. The available lots may be too close to other fentress plans to be built. Even if there are lots available.

The problem with brand new communities and homes is even though te houses are at reasonable price, but the property taxes especially the MUD taxes are too high, plus the HOAs and everything else attached to the amenities.

That’s the trade off unfortunately. I will say paying $1000-2000 a year for some of the amenities these places have is totally worth it as someone that pays that much for just a gate and landscaping in the city.

The model home park is on Bella Coral Drive. Not all models are on that street though. On the official Marvida site it gives the addresses to each home.

Yea Cypress is pretty diverse in my experience.

Cypress is a great start. I’d say locations with the higher diversity ratings. Niche has a solid rating system that I tend to agree with. But even in areas with low diversity ratings I’ve personally never had issues.
