I've been struggling to sell my new 2024 built condo for 4months... 2br 2washroom parking everything competitively priced even lower I'm loosing out too if i sell at my asking price by allot.

Yeah, unfortunately that is a pretty short holding period to make any money off of it. Definitely owning real estate long term should be the goal but sometimes that isn't possible. I hope you get some bites on it!

I had a condo in Calgary for 10 years apartment style , luckily I had good neighbours . but HOA was getting more expensive every year. Good starter house but I sold and got a house.

Very interesting video! What's your opinion on buying a condo in Calgary as an investment vs just buying S&P500 stock?

I think it’s important to diversify. S&P is a great investment in my opinion, long term of course. I wouldn’t put everything I have into it though. You’ll always need somewhere to live, depending on how long you intend to hold the condo for, it could be a great long term investment. If it’s a short term, you’re speculating and I wouldn’t recommend either. If possible, I would personally do both.

Calgary is a dump 🤷♂️🤷♂️ I moved there in 1995 it was a fantastic place then. Now the roads and infrastructure are destroyed. Homeless drug addicts everywhere downtown. The weather isn’t that great, there’s barely any treed areas. All the major concerts are in Edmonton…. Canada in general is the most boring place I have ever lived. I travel all over the world with work, but live in Canada..well for another 5 years then hopefully I get to leave….do yourself a favour never buy a condo in Calgary…the HOA fees are almost the same as a mortgage payment, then you have property tax on top of that…so an 800 sq/ft condo is over $3000 in payments per month 🤷♂️🤷♂️🤷♂️…..

@@colingoldthorpe5918 Sounds like a good thing that you won’t be here for too much longer if you hate it. You’ll typically only come across condos here with Homeowners associations fees when you live in community with amenities, then you know what you’re signing up for - ie. lake access etc. I’ll go ahead and assume you mean condo fees. You definitely want to pick the right buildings to avoid the crazy fees or impending special assessments. However, some people opt for buildings with gyms and pools etc. that enjoy that as a lifestyle and it makes sense for them. To each their own. Safe travels!

But zero mention of how much (on top of the mortage) condo fees will be. Condos suck. Save your money and buy a house, or at the very least a townhouses with minimal strata interference.

Condo fees vary greatly and you’ll certainly want to take that into account. Of course, a detached home is goals but going straight to that isn’t possible for everyone. Even straight to a townhouse may not be possible. The point is starting somewhere. Build equity while you own versus continuing to save, pay rent while you potentially get priced out of the market. Some people love the condo lock and leave life! Different strokes my guy! ✌🏻

As far as buying an apartment, you certainly don’t need to make that much. Sometimes the math right now would suggest renting could be a better option monthly (of course I disagree long term) but most renters don’t make 10,000 individually. Unfortunately our world does seem to favour couples, combined income definitely helps but if you’re solo, roommates is where it’s at if needed.

If you purchase real estate in Alberta does it come with a gas mask for the forest fire smoke!!! As of April 2024 Alberta’s unemployment rate is actually the second highest but compared to the lowest in BC, our cost of living is lower. Sadly, forest fires do impact Alberta’s air quality but moving somewhere with the expectations of zero natural disasters or disasters is pretty unrealistic. Curious where you live that is so amazing and avoids all of the above? Maybe you should make videos to share! Alberta is a great place to live. I think a glass half full perspective helps in all areas of life. Good luck out there! ✌🏻

I think this summer so far we’ve only had a few Smoky days, at least here in Calgary. Some years are definitely worse but sadly no where you live will be perfect all year round. I’ll take the sunny days majority of the year for my mental health, that’s just me though!
