Hi Kian i'm new to this too, it's 2 years later for an answer but hopefully it helps you or someone else doing research like myself - before any information is given to your investor you must ask them to sign a non-disclosure agreement so they cannot simply pretend they don't want it and go buy it themselves - hope that helps

Hi Kian, no you use a purchase option (which the seller signs) which means you control the property and you can not be cute out. I hope this helps. Kind regards Simon

Hi guys, I’m a newbie at this stuff and I have a question. When telling a potential investor about a property deal, do you give the property’s address? Because if you do, wouldn’t they be better off just searching for the property online and cutting out the middle man (you)? And if you don’t tell them, how can they intelligently make a decision on whether to buy or not if they don’t know the location?

Hi Simon, this sounds very interesting but an estate does this for free, why would someone pay thousands to a deal sourcer?

The investor pays you for finding a great deal for them. The seller doesn’t pay the estate agent when using a deal sourcer. It’s more the investor that pays.
