Minimum price for a condo in Dubai is 500k forget about a villa ; now you have to ask yourself how many of those 3 M can afford that minimum; I would say at most 30% .So now you can answer the question and say "Yes." We have an oversupply issue due to affordability and other factors and prices will 99% make a correction

Alimoghaddam2369 - I agree with you. I keep hearing about UAE population going up as justification for price rises. Those are small numbers. The net immigration into the UK was approx. 700K just last year alone. That is significantly higher than UAE yet UK house prices are not going up. That is on top of a significant under supply of housing for local population. The reason is affordability. Dubai prices have reached ridiculous levels and are simply unsustainable and unaffordable for many of its residents. The global political dynamic is expected to shift under a Trump presidency which looks inevitable. So with greater stability in other parts of the world, they will start to attract investment and investors will exit the Dubai market which has for now reached its peak in my opinion for better returns elsewhere. Someone like myself who owns real estate in 5 countries, investing in Dubai does not seem attractive anymore.

Hi, thanks for the informative video. Everybody knows that Dubai's population is increasing and everybody talks about Dubai Vision of population surge but nobody asks that what is Dubai Government doing for job creation because people from other countries can only move to Dubai if they have been offered a job. Tourism or trade are never a primary source of income for any country, a country must have industries to create wealth and attract foreigners. In Dubai's case, nobody talks about job creation.

I bought 4 apartments as an investment in dubai in 2022, the project was done in march and the apps and are now rented, should i sell a 2 and recoup 70% of my investment or should i keep them all?

Previous market performance is no guarantee of future performance.... There are a few things to consider before investing in Dubai... The vast majority of people who are currently in Dubai will NEVER be able to have citizenship... Permanent residency is not permanent, even for investors and business owners, so this means that most people cannot call Dubai home and will eventually leave. Combine this with the fact that Dubai is a desert with little natural resources, so the growth rate is temporarily and will need constant influx and stimulus to continue which makes it very susceptible to market changes. Currently, the market is up, which is generally not a good time to invest.

The UAE is making residency easier and for longer term though, with ever more lenient terms for example for golden visa. There has been a distinct shift in expats mentality in the last few years, with more and more make Dubai their long term home. And there is no other place like it in the world, a dynamic world class large city with very low tax, high economic freedom which is easy to get residence in. Singapore is maybe the closest, but it's not easy to get residency there, and also Singapore has significantly higher taxes than Dubai. Monaco has even lower tax than Dubai, but it's super difficult to get residency there and Monaco is not a large city (even if you generously count in the French surrounding areas). So as bankrupt governments keep increasing taxes, I think wealthy and successful people will keep moving to Dubai - you already see it in the statistics of where high net worth individuals move, Australia is no 1 (cause of influx of chinese), but the UAE is no 2, then Singapore, US, Switzerland, Canada. The only one that matters somewhat is oil and gas, which the UAE happens to have a lot of. At the same time human capital matters more than ever and is in an uptrend in importance. Where smart and successful people go, is waaay more important than natural resources. Like do you want to be Switzerland, Netherlands, Japan (rich, few natural resources), or Congo, Nigeria, Venezuela (poor, tons of natural resources).

@@martinsjogren4366 Interesting points. UAE is trying to become an AI hub too. I think people discount the amazing job (all things considered) that the ruler has done to get the city to this point. Also, sometimes people comment without visiting the place. Yeah, summers are hot, but from November to, perhaps May the weather is great. Sooner or later for the population to stabilize, citizenship or long term residency will have to be an option, as many other places are starting to think about this as they loose high net worth individuals and ordinary folk realise they are not getting value for money. Some countries waste money on weapons and oppressing other people at the expense of their own peoples is becoming more apparent as is the general lack of vision from leaders. On the other hand, the ruler of Dubai stated he wanted Dubai to be the best city in the world, and he's working towards that.
