I bought a new build off Persimmon and inspected the house after receiving the keys, had over 100 problems they had to come back and fix, for example, they had painted over light switches when painting the walls, sockets were not flush with the wall, rusted fasteners in the window rails, radiators were not level, one was actually drooped so much the corner of it was on the pipe running underneath. Eventually I was compensated with 3% equity of the cost of the house due to me saying I would take it to the next level before finally the ombudsman.

They are already sold. That's the problem. Most houses are already fully paid for before they are even finished. I believe some countries have schemes where by some of the money is withheld from the builder until it is satisfactory, maybe that's an option that could be looked at.

I have worked on some of these sites( heating and plumbing engineer.)I am English and qualified to do my work. Some of the labour are just total chancers,they cant speak English some of them.The agencys they work through dont care ,just want the money they generate.Even the site supervisors are agency,so when the job goes pear shaped they just leave before the end and go elsewhere.They dont want quality work ,just get it done quick, or get sacked.Its all done on price work.How does a person pass the site induction when they cant speak English. Two "plumbers" from Brazil on one job.Total cowboys didnt have work permits hardly speak English.No qualifications. Absolute joke.

There’s a small development of six farm building conversions around the corner from me. They’ve been there six years now and are just finishing. The standard of work is incredibly high from what I’ve seen and they’re all sold. I’ve spoken on occasions to the builders who are full time employees of the developer. They have nothing but praise for him, enjoy their work and he’s made a good profit on their work. So it can be done successfully, even with a more costly conversion project.

@ade5691
@ade5691 8 ай бұрын
People accept it because housing in in a criminal state of low supply, that only gets worse as time goes on... and migration does not help... Building firms treat it too much like a business, accepting gov contracts and bidding on them at the lowest price possible, then willing to cut the corners to maximise profit. There are a bunch of new build near me that are on the market for 240k each. Small boxes, would be surprised if they are still there in 20 years.

My daughter bought a Taylor Wimpy new build it was shocking I talked to site manager who basically couldn't give a shit about all the issues. @@Caluma122 Welcome to the constructioin industry, its not just houses, I've worked on commercial projects for the last 25 years upto 70 million in value and this kind of stuff is just par for the course. The contractors view is to see what they can get away with and fix only what gets picked up. All pride in their work is gone for 90+% of trades people, they just want to get in and get out, who would have thought using the cheapest contractors to do everything would lead to this.....

Could this all change if a sum of money from the purchase price of the house was withheld from the housebuilder on completion? It would give them more of an incentive to both complete the build to a decent standard and to encourage them to complete any snags without delays.
@JD-wn3cc
@JD-wn3cc 8 ай бұрын
This would be a great idea but the major home builders have far too much sway with legislation and governance, similar to the railways. The tail wags the dog and they decide the level of quality/service to be provided and they get away with it as the demand is always there. The guy doing the videos doesn't like when I say this but whilst his snagging reports are great, when you take them to the developer, more often than not they tell you to do one and if you don't want to complete on the property then go and back out,.as they know there's loads of others lining up wanting to buy, likely with lower expectations than yours.

@@cainjake7940they really arent. I inspect them and have worked all over europe, the USA and the UAE as a consultant and the new builds in the UK are far superior to other countries. Way more efficient and many more points of inspection than anywhere else. Dont be sucked in by social media idiots like this guy who makes his money from youtube but also sending unqualified staff under his banner to inspect these properties. Houses are 300 ton hand made objects, there is no perfect house in existence. Most of his snags are small items. Roughly 0.5-1% of new builds ha e issues in England, in most countries abroad they have zero inspections and it is sold as seen.

It’s 100% rushed by the developers, trades have no say in it we are just made to rush it in and move to the next one

Cavity-walls must NOT be bridged with insulation(insulation touching the outer walls inside the cavity-wall); or else moisture will transmit from the damp outer wall, through the touching bridging insulation, and into the inner wall; making the inner wall damp inside the building. Injecting foam into the cavity-walls stops the property from breathiing: resulting in drastic condensation saturation of the inner-walls inside the property. Cavity-walls that are already built up can NOT have cavity-wall insulation added. Cavity-wall insulation batts(panels) can ONLY be installed from the very start of construction of the cavity-walls. If cavity-wall insulation is to be used, there must be a large air space gap in-between the face of the cavity-wall insulation batts and the outer wall inside the cavity-wall; this includes an air space gap in-between the face of the cavity-wall insulation batts and the cavity-wall tie drip-points(which must point downwards in the centre of the cavity). Cavity-wall insulation batts must touch ONLY the inner-walls inside the cavity-walls (of course touching the cavity-wall-ties and retaining-clips also). Ask City & Guilds N.V.Q. (S.V.Q.) BRICKWORK teachers for PROOF of this.

i can promise you that little room that only leads to the bathroom was a change at the request of the buyer they just copy paste a bathroom and the buyer didn't look at the new design documents and just signed off on it.

No I think it may lead off the kitchen and believe that you cannot have a toilet directly off a kitchen so the extra hallway gets around this.

The way new builds are managed is only for profit, they don’t care about quality or any of the traders or customers but regular houses are still worth half a million 😱

So what can actually be done when an exterior load bearing wall is massively out of tolerance? I mean, you can’t take it down can you?
