I bought a new build off Persimmon and inspected the house after receiving the keys, had over 100 problems they had to come back and fix, for example, they had painted over light switches when painting the walls, sockets were not flush with the wall, rusted fasteners in the window rails, radiators were not level, one was actually drooped so much the corner of it was on the pipe running underneath. Eventually I was compensated with 3% equity of the cost of the house due to me saying I would take it to the next level before finally the ombudsman.

There’s a small development of six farm building conversions around the corner from me. They’ve been there six years now and are just finishing. The standard of work is incredibly high from what I’ve seen and they’re all sold. I’ve spoken on occasions to the builders who are full time employees of the developer. They have nothing but praise for him, enjoy their work and he’s made a good profit on their work. So it can be done successfully, even with a more costly conversion project.

So why, are people accepting this crap, shoddy, bodged finish. The site managers need sacking.
@ade56918 ай бұрын
People accept it because housing in in a criminal state of low supply, that only gets worse as time goes on... and migration does not help... Building firms treat it too much like a business, accepting gov contracts and bidding on them at the lowest price possible, then willing to cut the corners to maximise profit. There are a bunch of new build near me that are on the market for 240k each. Small boxes, would be surprised if they are still there in 20 years.

Could this all change if a sum of money from the purchase price of the house was withheld from the housebuilder on completion? It would give them more of an incentive to both complete the build to a decent standard and to encourage them to complete any snags without delays.
@JD-wn3cc8 ай бұрын
This would be a great idea but the major home builders have far too much sway with legislation and governance, similar to the railways. The tail wags the dog and they decide the level of quality/service to be provided and they get away with it as the demand is always there. The guy doing the videos doesn't like when I say this but whilst his snagging reports are great, when you take them to the developer, more often than not they tell you to do one and if you don't want to complete on the property then go and back out,.as they know there's loads of others lining up wanting to buy, likely with lower expectations than yours.

Cavity-walls must NOT be bridged with insulation(insulation touching the outer walls inside the cavity-wall); or else moisture will transmit from the damp outer wall, through the touching bridging insulation, and into the inner wall; making the inner wall damp inside the building. Injecting foam into the cavity-walls stops the property from breathiing: resulting in drastic condensation saturation of the inner-walls inside the property. Cavity-walls that are already built up can NOT have cavity-wall insulation added. Cavity-wall insulation batts(panels) can ONLY be installed from the very start of construction of the cavity-walls. If cavity-wall insulation is to be used, there must be a large air space gap in-between the face of the cavity-wall insulation batts and the outer wall inside the cavity-wall; this includes an air space gap in-between the face of the cavity-wall insulation batts and the cavity-wall tie drip-points(which must point downwards in the centre of the cavity). Cavity-wall insulation batts must touch ONLY the inner-walls inside the cavity-walls (of course touching the cavity-wall-ties and retaining-clips also). Ask City & Guilds N.V.Q. (S.V.Q.) BRICKWORK teachers for PROOF of this.
