Energy Performance Certificates were introduced by the government back in 2007 for both domestic and commercial properties. They are designed to give a reflection of the energy efficiency of a building, based on various factors such as the insulation present, heating systems, glazing and any renewables.
WHAT DOES AN EPC INVOLVE?
A qualified energy assessor will need to come and visit a property to produce an EPC, taking measurements and photos. The assessor will then put the information into a software package, which creates the EPC document. The EPC is ‘lodged’ onto a government EPC register, where you can find any property in the UK.
WHEN DO YOU NEED AN EPC?
The EPC is required when you are selling a property, or when you are letting it. It can also be requested for various government schemes, and from institutions like banks when applying for a mortgage.

Hi guys, I absolutely love your content but, I have to say, I watch it despite the audio issues. Some microphones are quiet while others are loud. Making it hard to set the volume without some people being too loud or not being able to hear others. Across all podcasts. For this episode, the podcast on Spotify also contains a metronome sound, which I think was added by mistake. Would enjoy it even more if the audio issues were solved.

The product characteristics database will only show devices which meet the testing requirements of a high-heat retention storage heater. All other electric panel heaters are assumed to be 100% efficient; this will be the same for basic panel heaters or expensive and well marketed German heaters

Can you confirm if I have a Smart Energy Meter, will that increase my EPC score?

An EPC is an asset rating of a dwelling and does not include any occupational level information, so a real-time electricity meter, whilst helping you track your usage, will not impact on the SAP rating

Didn’t feel encouraged by the EPC conversations - sounds like money for old rope or another quango like the Corgo one. I went on line to try & find a ‘citiziens’ EPC calculator & found a closed shop & dodgy links.

EPCs have been around now for 12-13 years. Recent changes have been around the Minimum Energy Efficiency Standards (MEES), which has flummoxed some private landlords. The poor rating is not always their fault. A lot of the time the property has been refurbished but the landlord has not had the best advice - hence the score is lower than expected
