One tiny ‘niggle’ (as we say in the uk); all the smoke from the BBQ will rise up and travel along under the roof and travel up outside the house. It will also travel into the kitchen . It needed a canopy extractor over it . Other than that it’s a beautiful house.

Very cosy. That's a home. Only major thing I would change is with that master bedroom terrace, seems like a lot of wasted, unused space. Maybe knock through the wall of the bedroom at 11:23 to make it en suite also. If this thing had a view that the back garden looked over it'd be a 10/10 property, one I could easily live in and wouldn't be hesitant to spend money for. I'd wonder about the area it's located too as €2m for a house this lovely is way lower than I would've expected.
