Dave’s smile as soon as he stated his net worth is the best. Also, he’s buying a house. $100K income and a $500K mortgage isn’t insanely unrealistic with no other debt. The house just happens to have a bonus that bumps his combined income to $130K. 10/10 video.

If he and grandpa went in together on an irrevocable trust that the youngster had to keep paying into to maintain (and the trust pays into another financial vehicle that pays grandpa), but the property still passed down to him when Grandpa passes, that would probably protect him better than a prenuptial agreement. Those are so fragile.

Not a bragger - successful people communicate like that. As the caller said - he listens t DR and therefore knows the drill - house hold income, debts, married, kids etc . Caller delivered without a singular um, hesitation. He was such a pleasant to listen to and to think he is still a teenager!

For those who doubt him, I can assure you this is very doable with discipline and a good work ethic. I’m also 19 and am approaching a net worth of $100k. Started work at a young age and became financially literate. It can be done!

especially if family members later on decide they want part of the pie when he passes away... thats the biggest risk by far. i think his grandfather and him have good relationship, but others may be jealous.

Grandpa wants to keep the farm in the family, and to avoid inheritance tax, otherwise known as a death tax, Grandpa is selling to the family member that actually wants the farm.

Two years part time + summers, two years full time, plus overtime, paying for no food, rent, or utilities the entire time. And he's including a $28k car in his net worth (which is probably worth a lot less). It's possible, if only just.

It's totally believable. He stays with his parents, and they may be doing much of the household spending. Moreover, his grandfather introduced him to Dave Ramsey two years back, so he is obviously groomed to be a saver. Assuming he is relatively frugal, he could've easily saved up to 70-80% of his take-home pay, if not more. When he gets married and moves out, the story would be different. He appeared sincere and extremely mature for his age. It's a testament of his good upbringing. I didn't see a reason to doubt him.

It's a farm. They probably don't want to do the work and think they will just be able to sell it off when he dies. And $500k (or even $1.1M ) isgreat for 100 acres of farm. There are people paying that for track houses with HOA fees on top of it! This would be great!!!

that dude is on track to retire with a 10m networth or more if he stays on this trajectory and doesnt have any catastrophic disasters. being able to buy the 1.2m family farm for 500k at age 19 is something most could only dream of. if he shows his grandpa this video, knowing he respects dave, the grandpa would probably be willing to sell it to him normally with a mortgage.

he is very financially mature at his age. the only issue is he isn't going to have time working full time and taking care of a farm. I rather just not get it especially if its for 500k its a lot of work you need to do it to pay it off and make a profit.

He will make 30k renting the land. I live next to 100acres and they rent their land out. Trucks coming and going planting and harvesting. The guy who owns it doesn't even live there.

Great call. Caller, if you are reading this: I think this is a phenomenal deal. But hire a mortgage lawyer to nail down the details. Once the deal is ready to sign, think about calling Dave again to run the final details by him, just to make sure you aren't missing anything. You want to mitigate your risk. Oh, my inlaws had a farm. My brother-in-law, a gentlemen farmer like your grandpa, retired and sold the farm because his three kids, who grew up on it, wanted nothing to do with it. Farming, even Gentlemen-farming, takes a certain type of person. It is hard work. But it is a great way of life.

At first it sounded so horrible, however, after thinking about it definitely do it. You're getting 50% off a million dollar deal plus it pays at least 30k a year. Most people buy houses that cost them 30k a year in expenses. Also with his new wife making money they will have roughly 130k a year coming in with the farm. Sell the farm in a few years for probably triple what you paid for it in a few years. Seems like a win.

id agree with him saying he takes full ownership rather than a contract. The contract sounds like a screwy retirement plan otherwise that keeps the farm in the family rather than outright selling it for what its worth.

You've heard the old saying property Rich cash poor well this is definitely one of those situations. He sells the property he can easily get a good 5-10 million tops. Especially since people all around the country particularly billionaires are buying up Farmland with no problem. This is one of those situations where the grandfather may have to sell the farm and then give the profits to his grandson and any other family members post his demise

Grandpa‘s adult kids don’t need to be asked. Adult kids have no particular legal right to inherit one penny unless you draft a will that says so, or if you don’t draft any sort of will and that becomes the default of the probate court.

He’s basically already got $500k for free since it’s half price to begin with. I like the incentive his grandfather gave him. He only has to pay $6000 interest on $500k loan from grandpa. Wow! At 19, he is ahead of everyone else. Why would he jeopardize that? Farms are also money burners. ANd many elements can drain his reserves. Also add that he wants to get married? How much is she gonna take when she leaves him? The grandpa should be givingn him the farm, but I bet he sees how comfortable he is and wants to offload to a sucker.

Some 70-80 years from now this guy’s grandkids are going to be calling Dave Ramsey III about what to do with $100M+ inheritance. This kid is welding together a SOLID future already at 19 (pun intended).

I wonder what the grandfather is growing that only yields $30K a year. Otherwise the purchase price and interest rate terms are unbelievably generous. I did wonder what the Land Contract was about, glad Dave explained it. Better to convey the deed to the buyer and have grandpa record a mortgage in public records.

Something feels off. How is his net worth double his annual income when he only started working full time a year ago? I doubt his summers off school from age 16 to 18 gave him an extra $50k to hold on to plus the ability to buy and pay off a $20k truck. Does he have any expenses at all? Regardless of that tho he’s in a very good space financially, however I don’t think that farm is a good investment for him due to the time and physical commitment it will take.

As low as the interest rate is going to be on a less than 50% LTV on farmland Dave is really holding him back telling him to go throw every penny at that loan…

Just because the kids don't want to buy it for $1.1 doesn't mean they are ok with his selling it to a favored grandchild for less than half its value. That other 600k would go a long way toward taking care of grandpa if he lives a long time (especially if in poor health) -- not to mention their eventual inheritance. I'd get a very detailed appraisal, though. It may actually not be worth anything close to what grandpa is asking (which may be why the others don't want it).

Buy the farm(get the deed), then reach out to Bill Gates(get a contract). He is buying farm land at this moment. Then once Bill buys it...call back then ask Dave what to do with the money with you being a millionaire.

He's got the work ethic, but this is a lot of work. He knows it. We have similar families here in PA, and we're watching the kids grow up. Nobody is interested in the farm (yet). All those beautiful acres which have provided grandpa, grandma, mom and pop with a hard-earned living and beautiful family life. Hate to see those farms developed. Glad he's seeking advice.
