No, the way taxes work with a business there are many deductibles, he was eluding to the income after all is said and done which is the number you want to look at with a business. A business might make $200K gross profits but after paying its employees (and government bribes to employ said employees) and their expenses, the owners might only take home $40K. The entire tax system is designed to tax workers the most and give incentives to people to do what the government wants which is provide jobs, housing, produce consumer goods, invent goods, etc. Which is why the worker will always pay the most in taxes, because if you don't give people an incentive to use their money to help the economy people would take their money elsewhere, plenty of other countries in the world that would love American wealth that won't tax it to death.

@@Eric-mc5to I watched a documentary on KZbin about it years ago. People with expensive supercars such as a Bugatti register them in Montana. They avoid vehicle taxes this way. If you have a multi million dollar car collection, it might be cheaper to buy a house in Montana and register your cars there.

I doubt anyone is going to audit him based on that comment on a radio show. EVERYONE who starts a new business fails to report the cash they make. The IRS knows this. It's like when people admit they do drugs on tv. KZbin or radio. The FBI doesn't raid their house the next day.

Assuming he is telling a real story, he's likely doing something not legal with his side business, either by hiding income through cash payments or other such. He was dodgy with with the information.

Most people with rentals still owe on their residence. Most investors use debt, rather than Dave's system.

Everybody buys houses with a mortgage including investors. Who has cash in their pockets to buy a house? He is doing the right thing, he bought some rental properties, if he keeps using the rent money to pay down the mortgages he will own them free and clear by the time he is ready to retire in 13 years. Or if not, he will be able to sell one house and pay off the rest.

Dave's laugh at 6:50 got me. As someone who graduated school during the first recession and is living through a second "once in a lifetime recession", I've learned to be prepared. You can't count on a job, your government, or anything but yourself for help. Live humbly, save for a rainy day, reject hyper-consumerism, and find happiness in the non-materialistic things in life.

280k is alot of real estate debt at that age for such a remote area where you cant be making that much off 5 rentals and property values aren't blowing up like major urban areas.

Idaho is being flooded by Californians. Prices are going up there in a hurry. I bet he has made a lot of money on those 5 rentals even if he's only owned them for a few years.

@@brandonjuber3576 yeah but if you're in your 50s using debt for rental properties somethings off with that strategy. You should have all that paid off or had paid cash to begin with. Real estate is not a good "investment" if you are using debt. People are flooding into Houston where I live and property values have not skyrocketed so I can't imagine Idaho is going through the roof either.

​@@JB-kx9bx The median price of a home in Moscow in 2011 was $175k. In November 2020 it hit $325k. The guy says he has 5 properties. I don't know when he bought them or how expensive they were, but he has most likely done really well. Especially if he has had renters in them paying the mortgage for him.

At 52 years old he should hold onto all the rentals and the land. Debt is NOT a bad thing if it is making you money. If the rental properties pay their mortgages and give you a profit besides there is nothing to gain by selling them. If he was 65 and getting set to retire it might be time to sell the rentals and invest the money in something that requires less management and leaves him free to travel and enjoy life but for now, stay the course.

I understand risk and have no mortgages on my 28 paid for rentals but the risk vs reward is good at the rates now. The rate really does make a difference.

If your debt is not being productive, then paying it off is a good idea. If your debt is being productive, keep the debt. The guy is very reasonable in my opinion. If income is variable, it should not be counted before it comes in.

That title pretty much sums up any comment section in Dave's channel. "Oh, credit cards are bad? You haven't met ME yet. You just gotta be responsible. blah blah blah." This caller has no idea how to handle a fluctuating income. You project based on worst case scenario. My wife and I get weekly paychecks. We assume she makes 280 per week because that's the occasional low. My occasional low is just above 100. Getting your hours cut back really sucks, but I freaking adjusted how I project is and how I attack it instead of giving up and saying "Well, I guess I make what I make and there's no point in having a plan."

I sell insurance and I have spoken to people who get no help from family are on a low income subsidy because they can’t afford their prescriptions and are hanging onto their house or land so they can leave it to their children. I’d say this caller is in a much better situation, but it’s weird to have this idea of passing things on to the future generations when you’re not taking care of today fully. The icing on the cake is when the kids aren’t helping in any way. (For the record, I was never suggesting for people to sell their property but it would come up in conversation ie they’d be talking me about what they are looking for in their coverage and they were shocked that they did not qualify for Medicaid because they make less that 600 a month on SS, but the house kicked them out of eligibility for that program in their state)
