How do you work out disagreements as to when to sell the property? For example: If the partner who fronts the money to purchase the property and/or carries the mortgage decides they want to sell the property because the value has gone up let’s say 50k, but the other partner wants to hold onto the property because it’s performing well as a STR. Do you have an agreed upon property value increase threshold that you set at the time you enter into the partnership?

After watching a lot of your videos, you give a ton of helpful advice around how to manage/automate your listings, however, was wondering what that actually looks like on a day-to-day or weekly basis? i.e. how many hours per day do you spend managing a single property? How many hours per week? Do you set aside time to do this or is it much more sporadic throughout the day? Thanks so much!! Keep up the awesome content/work :)

This was an amazing video, thank you! I have one question: How does the cash flow typically work for sample structure #2 (Partner A bring 100% capital)? Is the monthly cash flow still split 50/50? Don’t private investors typically want to be paid interest?

Great content! How would you guys structure these partnerships in terms of business structure? It seems you have a lot of different investors so does that mean you have set up an LLC for each of the properties? Then a management S-corp to funnel all the profits and expenses to it? What have you encountered is the most efficient way to not have multiple tax returns? Or is there no way to avoid that?

Definitely consult with an attorney and a CPA to get advice on your specific situation. But we don't create an LLC per property. We just leverage our partnership agreement that our attorney drafts.

I'd be curious to hear more about your guy's structure for sure and what you guys have in place for asset protection and to safeguard against any potential lawsuits too if there was ever an incident with then short term rentals and it's tenants. So no LLC, but home owners insurance + umbrella insurance? I doubt it - uncle Sam would take too much, even with a 1031.

Quick question: towards the end of the video, Tony mentioned that you should make offers and try to get a property under contract, and that pressure would force you to find a good partner. But how do you get a property under contract without a pre-qual letter or some kind of financing commitment ahead of time? Isn’t that required? Maybe I don’t understand the process enough. Would love to hear your thoughts!

My husband and I are a real estate investors and we have a small portfolio of 6 houses, we buy only cash so far. We have no mortgage, but I am considering buying a bigger investment property like a 4 units and I want to consider financing 1/2 of the property value or capital. This is nice information....but how are you getting funding when you have two unrelated people bring capital (ie DOWN PAYMENT)? You have stated numerous times that you are using vacation/2nd home loans. Can you comment on this? Or, can you share your lender?

I am having the same issue. I found 2 partners who would bring capital but stuck as to how I would repay them as they just want to lend us the funds for the down payment

@@keleishacarter1096 EXACTLY!!! This is the appropriate answer that is needed. Finding and defining a partnership is easy-peasy. Getting a 2nd home mortgage with that partnership is not.
