I prefer flats but I am biased as I have lived in apartments two thirds of my life. But it is essentially what strategy suits your outcome

Thanks for sharing your view on this. I'm in the leasehold industry, so many leaseholders I've dealt with do not understand their lease. Always read the lease before purchasing, and it can be downloaded on the gov website. One more thing: I can hear background, static noise which can easily be removed via editing or an improved audio recorder.

You forgot to discuss the freehold houses in modern developments that come with estate rent charges (fixed and viable) eventhough the roads of that development have been adopted by local authority,

There are lots of pockets of areas where you can generate 10% yield. However, they are often in the least desirable areas. So it all depends on your appetite for risk and how much hassle you can handle. Personally, I prefer HMOs with professional tenants to balance low hassle with good yields.

My personal expeirence is to say clear off flats or leasehod properties! Stick to a freehold property.

@@johannesstevens1929 Reasons: ongoing cost of service charges, no control on expenditure (you are at the mercy of freeholder and no say on what to spend..) and the length of lease decreases with time and cladding... I rather use money for service charge (75% amount you still have to maintain house) to pay mortgage for extra cost of buying a freehold house.
