Very informative I’m coming to the end of a 5 year fixed term on my buy to let , shall I pay it off with my fund investments or get a new buy to let deal ? Ps your very handsome & dress immaculate x
@TheSajHussain3 жыл бұрын
Julie this really depends on your longer terms plans and your appetite for risk.

Why haven't you talked about the rental income tax? It can easily add up to thousands of pounds per year.
@jacquelinepaul97313 жыл бұрын
The what ?
@TheSajHussain3 жыл бұрын
Tax is a different topic and will vary for each person and also how you structure the deal.

Thanks It mean for 200000£ properly there is no profit even extra headache So much expenses that is why I always prefer to rent not to buy it And the good thing if rent it you have freedom you can change house every where and any time Is If lost the job that will be huge stress if buy house too I prefer if I have 100% cash buy the property is not bad idea
@TheSajHussain3 жыл бұрын
Yes, it's a good prospective.

Like you way of thinking ... I'm thinking myself to buy to let in South Africa Cape Town ;)
@Hallo-vt5rf3 жыл бұрын
I though you can avoid the proc fee if you have a mortgage broker
@TheSajHussain3 жыл бұрын
Not necessarily.
@scottrichard19863 жыл бұрын
If you have a decent broker they look for the total cost over the fixed term period so it takes into account paying a product fee vs not paying, it also depends on circumstances, sometimes you just don't have enough to pay it so you add it to the loan etc.
@Hallo-vt5rf3 жыл бұрын
@@scottrichard1986 they have to have access to the whole market though and be competent
@scottrichard19863 жыл бұрын
@@Hallo-vt5rf whole market is impossible, I dont have access to every bank, they limit who can register and place business to them, also all brokers are forced to order by FCA cost and explain to the client why you haven't picked the cheapest one if not they are breaking the new rules, this only applies to residential mortgages but you should apply the same commitment to btl also.
@dilligaf23863 жыл бұрын
Thought you can only have a interest only on a buy to let didn't think you could get a mortgage repayment on a buy to let.

I have a property which I purchased for £130k, it is currently valued at £250k. If I want to let it out how much money can I release to put down on my new property if there is 90k left on the mortgage? Thanks
@TheSajHussain3 жыл бұрын
Usually 75%, so probably just under 100K. But it really depends on quite a few things.
@taz23923 жыл бұрын
@@TheSajHussain I thought it was 75% LTV which is 75% of 250k
@jawadarif56763 жыл бұрын
You can buy good property for 100k , up north

You more North you go the cheaper you can find them.

Dear Saj...I want to buy my dream home,I have the 25% deposit on a £400.000 house,but little income,I'm thinking of doing it on a buy to let,and living in it myself..any advice please.
@TheSajHussain3 жыл бұрын
Probably not the best thing to do. You'll be in breech of the mortgage terms.
@johannesstevens19293 жыл бұрын
I'm also thinking in that direction ...

The lenders have ways to check for this type of fraud and its always talked about on their compliance seminars, I wouldnt do it.
