Love ONX Homes from what I can see. Love the construction. When I’m ready, I’ll be looking at those homes, especially when they’re built to withstand Cat 5 hurricanes (up to 175mph), plus since they’re concrete, love the ENERGY EFFICIENCY!!!

Maureen-I share this with respect. I drove 8 hours round trip to see this community and OTHERS close to it, that you made videos on. I have bought/sold homes in other states and the neighborhood itself - a messy work site and there are neighbors I pray can move out of their blighted mobile homes and into a safe, clean, home. Mostly in Mascotte & Groveland. My husband’s Cadillac was almost struck by two neighbors who were racing their dirt bikes around in their yard and out onto the street. We had a good chuckle. Happy home shopping everyone and drive the neighborhoods up to these models!!

Hi Joanna, thank you for sharing your feedback. It's very important to me to improve my videos. I'm sorry you didn't have a good experience from your visit. The communities can seem a mess at times while there is still construction with materials and work vehicles every which way. I know that can be an inconvenience, as I've built and have lived through that phase myself, but it is temporary. As for the surrounding area of Mascotte and Groveland, they were once very rural. You'll definitely still see that as these cities are in the beginning stages of development. I've covered that in more detail in previous videos and have also done a driving tour in covering the area. I can understand your feelings as prices across the board have greatly increased in recent years. For a home this size and with the included upgrades + lot, an all in price of 405k in the area is on the lower end. A home with similar features in our area can easily be $500k+.

lol. The cheapest home in my city is 1M and it was built in 1961, it’s a tear down. Most homes are 5-25M with a few around 60M. The most expensive one is 295M and the taxes are more than double the cost of the home show here, that’s 817k every year. Maintenance is probably 200k a year

Excellent video and information. I love these homes and how they are built. Did I understand correctly the roof is concrete as well? If so, a huge, huge plus!!

During this phase of the community, the roofs are standard wood trusses and traditional shingles. They did tell me that in future phases they will have options for steel trusses. If by concrete roof you are referring to the ceiling, it is currently covered with drywall, not concrete, as I understand it.

Can someone please, please define what we "common folks" define as "AFFORDABLE?" My God! This is a pre-fab house which is SUPPOSED to cost less! We have an 1818 sq ft home in Dunnellon ... concrete block spec house we bought for $269,000. YIKES! Guess we could expect to get around $600,000 then compared to this, especially since we upgraded our roof immediately, and added gutters with 8 downspouts, and a beautiful new shed ... on lot size .29 acre! AND NO HOA or CDD! This is INSANE! 😂😂😂😪

Thank you. I'm not aware of any non-HOA communities by ONX. Most other popular builders do not offer these either. They say the floors are made of concrete but where are the water pipes located ? Just say if there is a leak How do you get to them

Hi, the main water line comes from underneath the slab as with traditional construction. As for the bathroom pods, the plumbing comes from outside of the pods and are covered with dry wall for accessibility.

Yes they are ❤️ You're right, the HOA does seem high. Though when you factor in the included high speed Internet ($80- $100/month around here), it definitely eases the sting. I can understand why you would say that if we're only looking at the sticker price. And considering how home prices have increased so much in recent years, "affordable" homes can still seem high. However, to buy a home in neighboring Clermont with similar sqft, paying for similar upgrades + lot premiums (vs ONX all in price), you would be looking at the very least $80K - $100K higher. I would say "super" is not that exaggerated. Thanks for watching ❤️

I love how you gloss over the "other" monthly fees you chose not to include in the $2300 payment ie....... HOA, property taxes, homeowners insurance. Perry disingenuous if you ask me because that bogus $2300 monthly mortgage payment will quickly balloon to over $3k but hey, what's an extra $7-800 per month amongst friends 😂

Property taxes, insurance, and PMI will all be different for every individual person based on varying factors. Even if you went to the builders office they wouldn't be able to give you exact numbers based on the factors listed above and more. For example, are you a disabled vet? This could exempt you from property taxes. Are you a limited income senior? You would get additional tax exemptions. Is this your primary residence or are you an investor who wouldn't qualify for homestead exemption? Have you been a long term Florida home owner who has decades of tax savings you could roll over into your new property? As far insurance rates go, you may want additional coverage than others. You may have perfect credit giving the lowest insurance rates on the market vs someone with a lower credit score. Or maybe you've had previous insurance claims which would increase your new insurance premiums. The amount you pay on your PMI will depend on your credit worthiness or how much you're putting down. It would be impossible for me to factor this in for everyone watching. I give you a base to start from. Thanks for watching ❤️

I get it, it's not a one-size-fits-all when it comes to PMI, property taxes, homeowners insurance but that $2,300 monthly payment is the definition of false advertisement because you, I, and everyone else knows that your final number is WAYYYYY higher than that even if you did have some unusual/rare exemptions. I'm a big believer in setting expectations low and surprise them to the upside but you've clearly chosen to do the opposite
