paint, windows, flooring really help value and enjoy home too. My home has cheap crappy laminate floors that fell apart after 2 years so while I am not selling then home, I am having new hardwood floors put into downstairs. Did new tile in kitchen the kitchen looks so amazing now!

Perception value and actual value are 2 very different things. Only update your home based on the surrounding properties. Not a dollar more.

Good point, certain neighbourhoods will demand different upgrades and amenities depending on price point and demographics. Plus in any community, there will be a range of where similar homes are selling for, so it’s about understanding where you will be on the range after any upgrades. Most of the tips in this video will apply to almost any home though. Thanks for the comment!

Any upgrade will technically increase the value of the home, but what about against the cost to upgrade?

So you have brought up a good point. At the end of the day any upgrade could be a loosing bet if you spend too much money. In the video I picked out common upgrades that I see sellers making money on in my real estate market - which is in Mississauga, Ontario Canada. At the end of the day you should talk with a local professional you trust to guide you on the potential return on investment for any upgrades. That's what i do for my clients! Thanks or your comment

Paint. Otherwise do the upgrade because you want to not because you’re looking to gain equity. I’ve listened to tons of these videos and they all say XYZ will give you a 70, 90, or 90% return on investment. 90 isn’t 100 % +the headache involved. And if you’re going to do it because you want to, choose neutral timeless styles so you can sell easily if you choose to later on

Landscaping definitely helps with value. The challenge as is with any upgrade is the cost of doing it versus the potential increase in value. Every property and area is unique

I love carpet, hate hardwood. So do many peoole i talk with. Put in hardwood you lose my purchase. I have hardwood and covered in plywood and vinyl or carpet. Carpet gies in bedrooms. Never wood in a kitchen or bath.

We have no control over appraisers except to know the comparable homes and be able to speak to them. As a listing agent our job is still sell for the most $$$ because we work for our clients

I hate hard wood. Too much dust collects too quickly, and cleaning every time you scratch your balls, about 12x a day to keep the crispys off your feet totally sucks ass...

I’m 26 and I told my dad I want to invest in our basement.Our house is nice, neighborhood nice, two ways to get upstairs but the basement is not finished. I told him I will invest in the basement and told him when they sell the house all the value the basement adds to the house he have to give that to me. Is that a bad idea? He said he don’t think it’s a good investment I disagree.

ItsNaj hey, I applaud your idea of trying to increase the homes value. But before you do that, you should determine 1. What the house is worth in it’s present condition & 2. What it will be worth with a finished basement. Sometimes it pays off and sometimes it doesn’t. It really all depends.

Also, thank you for telling me about buying a separate piece of property but me and my dad can not work together he wants things done one way I want things done another. Maybe , I’ll be able to just buy it myself. Honesty, I know nothing about that area I would have a lot to learn. Do you have an estimate price to buy a piece of property from low to high?
