We had a local nursery draw up a landscaping plan for flowers. It’s relatively cheap to have them do it. Under $200. Then they gave us a coupon if we bought the plants there. They will give you the plan and you can plant them yourself and save a ton. It turned out beautiful.

Love this very true! My husband and I just painted our cabinets with a kit from Home Depot and made the cabinets white and added handles. We updated the lights and changed the bulbs to “ natural light” and it completely changed the look. Our kitchen looks brand new! 😊

I know this is geared mainly towards homes in the US... but Im in the UK and still find this information invaluable. We are hoping to downsize in the next 7yrs (we will be mortgage free by then) but Im very conscious that we really need to bring this place up to standard to how it was when we bought it in 2001 (and then some). Our barn conversion is currently worth £800,000 ($1 million in your money), and the common theme here in this country is not to go over board, dont over develop, but watching your videos gives me many ideas of what to do, what NEEDS to be done and if it doesn't need it, what not to do. Im sure that selling here is a different process and minefield to you guys in the US? But the principles should still be the same.. The tree planting idea isn't good if you have solar panels. As someone who has a house with not enough storage where I need it (kitchen, tiny closets, no real pantry), I agree that storage is really important.

How do you prove to appraisers that you currently replaced systems and other upgrades? For example: The original windows with new ones, brand new HVAC, brand new septic tank system, new countertops, and so on.

The best practice is to keep a list of improvements, the amount paid and when the work was completed with the receipts for the projects/ items. Essentially what I call a homeowner journal would like be highly beneficial to you here. Watch: kzbin.info/www/bejne/hZ7YmXV9np14gq8 Beyond that, appraisers are pretty folks and may ask you if certain items were upgraded it appears to them that it was renovated. Dontee - I am an appraiser. Provided information is key, however there are some ways to date these items. Windows often have year of manufacture stamped into the sash, HVAC systems often have install dates or gas inspection tags. Cosmetic items overall condition can matter more than age. Septic system... I will have to rely on you to tell me :P

Just to clarify when you say 70 or 90% ROI do you mean you're getting back 70/90 cents or 1.70/1.90 for every dollar spent?

ex: at 90% return on investment(ROI) would be $100 spent and $90 return on the sale. (100 * 0.9 = 90)

You only get a return on investment on what they can see. People don't appear to care about anything past cosmetics and basic functions, at least not during the purchase phase. Once they get to the inspection phase they start to care. They don't care that you have the best windows money can buy, only that they look good. Counter tops they really care about and flooring.

In my region, if the basement ceilings aren't 8 ft, it's not included. Also, a bedroom isn't counted if there is no window and outside exit.
