You need to dispute the charges of what you already paid the property management company. Provide the photos and a sign affidavit/ move in checklist from the tents. The lies they told you to get you to pay is grounds for a charge back. Don’t let them slide on nothing. I’m so tired of people taking advantage of other people to get ahead or make a buck. It’s disgusting.

Also, file a complaint with the state real estate agency. With the proof, you may make sure they don't do this to anyone else again. We did this when our property manager failed to uphold the terms of our contract. He had to repay us what we paid him and he got a mark on his record. He cannot have anymore complaints or he loses his license in the state where the property was. We did not sue because to file would have been almost the amount of the settlement.

I would report the property management company to the Better Business Bureau as well as dispute all the charges you gave them since they violated the contract yall signed! Also get legal advice from a lawyer

Well, I'll tell you. Property managers are just as hard to find. As a good hairdresser, a good mechanic, a good any professional? So don't give up on the property managers. The best way to find a good property manager is go look at their rentals around town. Some of them are on a schedule. Then they visit the property every few months and do like a walk through. When I did property management, we would do that for the first year. And then if everything was good, we wouldn't do the inspections and honesthey. You should be getting pictures with your invoices. For any deduction from the rent, you should have receipts and pictures of the foreign actor in this day and age, you should be getting videos.

Do they pay a monthly pet fee? The previous tenants should be held accountable for their undisclosed pet chewing up the walls. The current tenants should be held responsible for their cats scratching the walls. They can let them tear up your furniture, but shouldn't let them tear up the actual house. You could also be one of the landlords that makes your tenants bring appliances. I know here in Louisiana they've started to do that. They charge more for someone to use their appliances too.

You as the owner should be actively involved in the process of renting, especially what is advertised about your property to prospective tenants. It’s that lax mentality of”I pay someone to do that”, which causes the greatest issues because then you feel you don’t have to make sure it’s being done right. Having rental property as an investment can be great when managed properly, but will be a financial black hole when it’s not. And this is usually a bigger issue when trying to manage properties in other cities, states or counties, best to be as hands on as possible.

Yes, but also no? If the loans aren't being given out it's better for an individual to rent it out at a price a family can afford, rather than a corporation snatching it up and letting it sit empty. Even better if the individual owner sets up rent-to-own so that the rent goes towards a down-payment.
