Agreed on #1. Hawaii also has astronomical housing prices. You can easily hit $900K for a three bedroom, 2 bath condominium unit.

Diminishing returns. In order to have it 10% bigger, it will cost double the price because you have to buy up the entire block, there are physical limits to how big you can get it, short of putting bridges and tunnels over or under public roads. Particularly within wealthy suburbs.

i visited a friend in Tiburon when his dad was getting his home ready for sale. that house ended up being the most expensive home sold in the usa for several years - 65 million. it was pretty amazing - architecturally and the location and views were unbelievable. my parent's neighbors in new england have a home which makes this one look average. greenwich prices are obviously beyond ridiculous.

Donating the use of the property to a non-profit to provide those services *could* reduce the cost of ownership while retaining the benefits of owning such an asset in the long run. However there has to be a demand for those services where the property is located.

Grass courts are different from normal hard courts. They are a completely different surface. They offer faster and lower bounce than normal hard courts. They are used in Wimbledon.

Are you sure this is right? The house etc is located at 499 Indian Field Rd 06830 and is assessed at $19,000,000. Still, that's $160,000+ in taxes/year.

It's also important to recognize that when we are talking about the people who have the money to afford a house that is nearly 200 million, there is no longer any risk involved. Once you have that much money, there is a system set up that privatizes gains and collectivizes losses. So these people are no longer gaining wealth based on risky/bold/entrepreneurial decisions.

There is something missing to that story. To make $20K per year, which is $9.62/hr, full time. You 2 full time jobs, that's $40k per year. Unless he worked an insane amount of OT and during weekends, or made a lot more than $9.62/hr as a janitor (doubtful), it is simply NOT MATHEMATICALLY POSSIBLE to make $150k in 3 years like that. And that also implies not spending a dime on anything, no taxes taken out, no clothes, food, hotels, absolutely no spending at all. Something doesn't sound "legal".

Grass makes everything better, Ana. I do declare. And in the tennis sense, it's a very different sport depending on what the court is made of. Grass is used at Wimbledon, clay at Roland Garros, acrylic/asphalt at the US Open, etc.

but you would be giving the state a huge problem... cost of running said shelter, cost of maintaining all those acres, cost of maintaining the buildings and cost of maintaining the actual programs, unless you are willing to fund the programs and all the costs as well.

sorry anna you are wrong.. they will get that price if not more. the area is insane. and thats the best plot of land in the area. even if the new owner takes the house down it still a deal.

No. We were still investing during the housing crash. We weren't really affected most of our US real estate is in Cellphone towers and commercial office building but we moved our investment strategy from mostly US real estate into developing countries IE, Brazil, Bolivia, Argentina, Peru and Malaysia. Still very good ROI. But the US crash helped us out, we learned to diversify over broader emerging markets.

My friend is a chef with his own restaurant. Started off doing everything and it took a toll on his body. Look like he aged ten years. So brought on a sous chef but that only made things worse, food wasted, unreliable, and it was the same with other people when he wasn't there. So his days off meant showing up to 'babysit' them at random hours. It's the nature of the beast and harder than you make it out to be by no fault of his own. Eventually sold the place.

Town I spent some time in had 1 half basketball court with 1 hoop. 5 churches, 1 school building, 1 bar, and 2 liquor stores. 1 Gas station, and a Gas station just outside of town. Murika.

Ugh, nice house but it's in Connecticut. So you pay $190,000,000 for a house and you still have to have snow removal. A home that expensive should be in Southern California somewhere where it's 75 degrees and sunny all year round

They're somewhat common, but I've never heard them called a "solarium" before. Must be a New England term. In the South they're called a sun room.

There are many mansions on the market now for less than 50 million that put this place to shame. It's not the structure per se, its the value of the land. The owners are hoping someone will buy the land. The best option for new owners would be to level the house and put up some type of gaming operation.

These are not "extremely stupid investments". In fact, at their level, these aren't even considered from the risks I've mentioned in a previous comment. These are what is considered "safe risks". These investors have reached a "don't care" level. Enough power that if something goes wrong, they know they can get it back through manipulating the gov through law. They are willing to make more and more of these "stupid investments" while other people won't dare.

There's a BIG BIG difference between grass courts, and those made out of clay. It's not a matter of rich/not rich, it's a matter of how the surfaces affect the tennis ball's trajectory and rebound velocity. Different strategies and methods of play are used depending on what surface you are playing on. Of all the things to make fun of regarding this house, the courts aren't one of them.

they do, its not like its backyard grass at your house or something, if you've been golfing it would probably be more along the lines of a putting green i guess. I've seen tennis tournaments played on grass before

1) Not true. Median Home price in New York is $1.1M. Mean is over $2M. Prices, even in the US, vary. Take my Grandparent's house at one point: Grandpa, Grandma, Uncle and his wife, their 4 kids. Other uncle (just finished college). Aunt and her husband (financial trouble, had to move out of their home), their two kids. One of my grandparents needed a full time carer. 9 bedrooms is perfectly reasonable. You're not going to find that in an expensive country, during a housing boom for under 1M.

I'm obsessed with real estate, look at properties on sale all the time all over the world, and there is literally nothing about this property that makes it worth $190 million. You can get 2,000 acres and 15,000 square feet in the same part of the country for $16 million with the same amenities (pools, wine cellars, etc).

I've played on grass courts, it's harder.The ball doesn't bounce as much so u gotta hit it harder. but I think its the original style court, tradition.

Building or purchasing such a property probably doesn't have a thing to do about wise investments IMO they are in the category of expensive toys of the ultra wealthy, toys which in themselves is about self fulfillment

The people saying to build a mansion instead of buying one its not that simple especially for this big scale house. first you would would have to buy supplies which will cost you millions of dollars then you would have to hire professionals to help build and that depends what company it is. Well before all that you also have to buy the plot of land which will cost at least 3 million for 50 acres on 2 islands. And you have to have a license for it. So if any one has 100 million that the....

You know I've seen a lot of real estate and you raise a good point. It really isn't all that much different than what you could get for 40 million. Its nearly the same. I think this house is a trophy. Nothing more. I'll bet every time the owners have a guest they tell them its the most expensive house in the country. There are a lot of rich, not super rich mind you, that are never fully satisfied with what they have. This house is clearly a product of that.

Who said it's about working 100 hour weeks? Ever herd work smarter not harder? I beg to differ a little bit. When you are a businessman or women your income is based off of what you do, you don't get paid if you don't work. In doing so you take a greater amount of risk, thus the payoff should be more. It's one thing working 60hours a week at a set rate then to invest your own capital and take all of the liability in hopes of producing a high rate of return. .

It's the embodiment of the rich people's cliché of having an unnecessarily large plot of land, with an unnecessarily large house, where most of the rooms would remain empty most of the time, just because they can. It acts more of a symbol of a persons wealth than a realistic place to live.

Luck and genius do apply. Starting a successful business: It takes intelligence to run a successful business and it takes luck for your product to stay in demand. Making a good investment: It takes intelligence to know where to invest and some luck for what you invest in to stay profitable.

I have no problem with it because it has already been built. The problem is that with high wealth inequality is that our productive potential is more and more focussed on fulfilling the needs of few rich people neglecting the basic needs of the general population, which is the very real problem deriving from the inequality. So if we keep it this way, we will have more houses like that and less more expensive homes for the average people.

really?The Middle to lower class work 1700 hours a year. The Upper middle to upper class work 900 hours a year. Not even to go into the fact that the Hours worked by the first number is mostly production and physical work. While the second number is meet and greets. And where meeting over lunch count as work hours. More numbers being thrown? Well I picked them up from the Department of Labor's statistics.

That's just stupid. He is a developer. Everyone knows in high end luxury its skys the limit on how you market the property. I can guarantee you it cost no more than 30 million to built the house, labor costs, architect, permits, and land value. They sell the homes at huge markup. Some wealthy people are dumb enough to spend a shitload of money just because it's expensive.
